At a regular meeting of the Board of County, Commissioners
for Garfield County, Colorado, held in the Commissioners' Meeting Room,
Garfield County Courthouse in Glenwood Springs on Monday ,
the 19th day of August A.D. 1985, there were present:

When the following proceedings, among others were had and done, to -wit:
RESOLUTION NO. 85-153
A RESOLUTION CONCERNED WITH THE APPROVAL OF A CONDITIONAL USE PERMIT
APPLICATION BY LESLIE AND PATRICIA FARMER
WHEREAS, the Board of County. Commissioners of Garfield County,
Colorado, has received an application from Leslie and Patricia Farmer for
a Conditional Use permit for a mobile home as accessory use to a ranch
operation on the following described tract of land`:
A tract of iand located in the NE 1/4, SE 1/4 of Section 36, T5S, R93W
of the 6th P.M.
WHEREAS, pursuant to required public notice, the Board conducted a
public hearing on the 19th day of August,, 19.85, upon the question of
whether the above-descrioed conditional use permit should be granted or
denied, at which hearing the public and interested persons were given the.
opportunity to express their opinions regarding the issuance of said
conditional use permit; and,
WHEREAS, the Board on the basis of substantial competent evidence
produced at the aforementioned hearing, has made the following
determination of fact:
1. That the hearing before the Garield County Commissioners was
extensive and complete, that all pertinent facts, matters and
issues were submitted and that all interested parties were heard
at that hearing.
2. That the proposed conditional use conforms to Section 5.03 of the
Garfield County Zoning Regulations governing the approval or
disapproval of a petition for a Conditional Use permit for a
mooile home as an accessory use to a working farm or -ranch
operations.
3. That for above stated and other reasons, the proposed Mobile Home
Conditional Use permit is in the best interest of the health,
safety, morals, convenience, order; prosperity and welfare of the
citizens of Garfield Courity.

NOW, THEREFORE, BE TT RESOLVED by the Board of County Commissioners of,
Garfield County, Colorado that the Conditional Use permit be and hereby is
authorized permitting the use of the above described tract; of land for
a mobile home as an accessory use to a ranch operation upon the following
specific conditions:
1. That the use of the tract of land comply with all regulations of
Garfield County relating to the location, siting and use of a
mobile home as an accessory cse to a working farm or ranch
including but not limited to Section 5.03.01 of the Garfield_
County Zoning Resolution of 1979, as amended.
2. The applicant shall make application for the required County
building and sewage disposal hermits prior to issuance of the
land use permit for the mooi.le home. The building, sewage
disposal and land use permits shall be issued simultaneously.
3. The individual sewage disposal system and water supply system
shall be available prior to occupancy of the inobilP home.
4. The applicant shall submit documentation establishing the
legality and adequacy of the existing well to serve the proposed
mobile home.
5. The applicant shall summit supporting information and
certification by a licensed surveyor or engineer adequate to
establish that the proposed mobile home site is located outside
the 100 year floodplain.
6. That the mobile home make, year list price/new purchase.price and
serial number be submitted to the Planning Department prior to
issuance of the Mobile Home Conditional Use permit.
7. The applicants shall have 120 days from the date of the
Resolution of Conditional Approval to meet all conditions set
forth in the Resolution. The Conditional Use permit shall be
issued when all c nditions are met and snail be valid for a
period of 120 days from the date of issuance and shall expire,
unless construction or use has commenced within this period.
8. All representations of tine applicant, either within the
application or stated at the nearing before the Board of County
Commissioners, shall be considered conditions of approval.
9. The mobile home shall be located at a minimum elevation of D-496
ft.
