Lidt5-1-6,0Z- June 25, 2004 ENGINEERS & GEOLOGISTS Structural Associates Building Contractors Attn: Bruce Shugart 4185 County Road 154 Glenwood Springs, Colorado 81601 Subject: Subsurface Investigation and OWS Design, Proposed Residence Lot 6, Farynhyll Ranch Garfield County, Colorado Job No. 16446 Mr. Shugart, As requested, we have investigated subsurface conditions and designed an onsite wastewater system (OWS) for the proposed residence. The subsurface investigation was performed on May 27, 2004. SITE CONDITIONS The lot is located in a rural residential area in Garfield County, Colorado, where OWS arc required. The proposed drain field area has a 15% to 20% slope to the east, There is a moderate cover of native grasses and weeds. A stream exists on the property to the southeast of the proposed drain field area, Water is provided to the residence by a well located 146+ feet from the proposed drain field area, PROPOSED CONSTRUCTION A five -bedroom residence and 2 -bedroom amenities building are proposed as indicated on Figure 1. In accordance with the Individual Sewage Disposal System (ISDS) regulations, the average sewage loading for seven bedrooms is 1050 Gallons Per Day (GPD) and 1575 OPD with a 1.5 peaking factor, This load- ing includes a dishwasher, garbage grinder, and washing machine. If additional bedrooms in unfinished areas are possible, it is suggested the OWS be constructed to serve the added loading. The installation of an engineered OWS to serve future build -out can be cost effective. SUBSURFACE CONDITIONS The subsurface investigation was performed by digging three percolation holes, 34 to 42 inches deep, and one test pit at the locations indicated on Figure 1. Subsurface m.aterials in the test pit consisted of 2 feet of silty, sandy clay underlain by cobbles and small boulders in a sandy clay matrix to the maximum depth explored of 6 feet. No ground water or bedrock was encountered. The drain field may be installed no deeper than 2 feet unless an 8 -foot test pit is dug to confirm soil conditions. The test pit may be dug at the time of installation. If no bedrock or ground water is encountered to 8 feet, then the drain field may be installed at a maximum depth of 4 feet. Percolation tests indicate percolation rates of 27 DENVER 4501 Wadsworth Boulevard Wheat Ridge, CO 80033 www.geo-church,com 303.463.9317 Fax: 303.463.9321 Toll Free -1.877.248.3123 FROM : • FAX NO. : •p.08 2004 09:57AM P2 OWS Design Job No. 16446, 6/25/04 Page 2 to 40 minutes per inch (MPI), The average percolation rate is 36 MPI. Percolation data is presented in Table 1, RECOMMENDATIONS The installation must include two septic tanks, an effluent pump, and a gravelless chamber -trench drain field at the locations presented on Figure 2. The OWS design is based on an average sewage load of 1050 GPD and a percolation rate of 36 MPI. The installation must include a 1250 -gallon, single -compartment, concrete septic tank followed by a 1000 -gallon, two-compartment, concrete septic tank with a Biotube0 pump vault in the second compartment. If gravity flow to the drain field can be achieved, our office should be contacted for design specifications. Six chamber -trenches must be installed, each with one row of 11 chambers for a total of 66 chambers and 1023 ft' of infiltrative area. The trenches may be modified to conform to topography and to preserve as much vegetation as possible, A flow splitter basin, or equivalent, is required to distribute effluent to the field. Movement over the drain field trench during construction should be kept at a minimum to minimize compaction of the receiving soils. The bottom of each trench must be scarified with a pick, shovel, or backhoe bucket teeth prior to the addition of chambers. The surface of the drain field should be seeded after installation of the system. A native seed mix from the area available at seed stores should be used. These mixes do not require irrigation and develop a growth 10 to 15 inches high. No automatic sprinkler system should be installed over the field. OPERATION AND MAINTENANCE The owner must realize an OWS is different from public sewer service and must assume the responsi- bility for maintenance of the OWS. The system is relatively maintenance free, but the owner must have the septic tanks pumped. In the absence of a monitoring program, the septic tank should be pumped and the effluent filter cleaned every two years. There are daily considerations, such as not putting plastic or other nonbiodegradable material into the OWS. Water use must be monitored so toilets are not allowed to run when seals malfunction, To illustrate the point, a running toilet can consume in excess of 1000 GPD. A loading of 1000 GPD could flood and irreparably harm the OWS. The loading from the backwash of a water softener may be harmful to the OWS. A separate drywell should be constructed for the backwash waste, if a softener is installed. Chemically treated water from a swimming pool or spas should not be introduced to the OWS. LIMITATIONS An OWS design requires installation by a licensed contractor. Our investigation, layout, design and recommendations are based on data submitted. If conditions different from those described in this report are encountered, we should be notified to evaluate the effect on the proposed OWS. If the health depart- ment modifies this design, we should be contacted to evaluate the impact on the performance of the OWS. All construction is to be in accordance with the ISDS regulations. Pipe type and size, burial requirements, septic tank construction, and other specifications, which are not depicted in our report, are to conform to the requirements of the ISDS regulations. The installer of the system is to have demonstrated knowledge of the ISIDS regulations and requirements.
