HomeMy WebLinkAboutConditions of PermitCONDITIONS OF PERMIT BLC0-10-16-4461 Hunt Ranch Private Riding Arena 893 County Road 102 -Carbondale, Colorado 1) ALL WORK MUST COMPLY WITH THE 2015 INTERNATIONAL BUILDING CODE (1.B.C.) 2) COMPLY WITH MANUFACTURERS' INSTALLATION SPECIFICATIONS AND REQUIREMENTS . 3) ALL WORK MUST COMPLY WITH "RURAL" ZONE DISTRICT REGULATIONS PER GARFIELD COUNTY'S LAND-USE DEVELOPMENT CODE. 4) BUILDING IS APPROVED AS NON-SPRINKLERED, TYPE "11-B" CONSTRUCTION, "U" OCCUPANCY, PRIVATE USE AGRICULTURAL RIDING ARENA. FLOOR AREA INCREASE IS ALLOWED PER l.B.C. TABLE C102.l, BECAUSE PROPOSED STRUCTURE IS SURROUNDED BY PUBLIC WAYS OR YARDS NOT LESS THAN SIXTY (60) FEET MINIMUM IN WIDTH. 5) PRIOR TO CONSTRUCTION, CONTACT LOCAL FIRE DISTRICT FOR PERTINENT FIRE CODE REQUIREMENTS (2009 INTERNATIONAL FIRE CODE). FIRE DISTRICT'S FINAL APPROVAL REPORT IS REQUIRED PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY. 6) ANY FUTURE CHANGES TO OCCUPANCY TYPE OR USE OF THE BUILDING MUST COMPLY WITH APPLICABLE ZONING REGULATIONS AND/OR LAND-USE CHANGE PERMITS UNDER REQUIREMENTS OF GARFIELD COUNTY'S LAND-USE DEVELOPMENT CODE. ANY SUCH CHANGES WILL ALSO BE SUBJECT TO BUILDING DEPARTMENT AND FIRE DISTRICT REVIEW & PERMITTING. 7) SITE GRADING & DRAINAGE AT PERIMETER OF BUILDING TO COMPLY WITH SEC. 1804.4 AND IN ACCORDANCE WITH REQUIREMENTS CONTAINED IN THE SOILS REPORT. 8) All HIGH-STRENGTH BOLTING AND FIELD WELDING REQUIRES SPECIAL INSPECTOR & SIGN-OFF PER l.B.C., CHAPTER 17. PROVIDE APPROVAL REPORT AT FRAME INSPECTION. 9) BUILDING EGRESS SHALL COMPLY WITH J.B.C., CHAPTER 10. A MINIMUM OF 2 EXITS ARE REQUIRED FROM WITHIN THE BUILDING, AND EXIT DOORS SHALL COMPLY WITH SECTION 1010. LOCKS, LATCHES AND LANDINGS TO COMPLY WITH SECTION 1008. 10) IF APPLICABLE, ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD. ELECTRICAL ROUGH-JN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
