All representations of the Applicant, either within the Application or staled at the hearing before the Board of County Commissioners, shall be considered condilions of approval unless otherwise modified by the Board. 2. All lighting associated with the ADU shall be the minimum amount necessary. All exterior lighting shall .be shielded to prevent light trespass on any adjoining property and be downward facing towards the structure, 3. The Applicant shall obtain any applicable Garfield Counly Building permits, grading permits and access permits, including approval for a septic permit which can accommodate the accessory dwelling unit prior to the issuance of Building Permit. 4. The Accessory Dwelling Unit shall be limited to a maximum floor area of 8,000 sq.ft. in compliance with the current maximum size limit set forth in Section 7-701 of the Garfield County Land Use and Development Code. 5. Th; accessory dwelling unit shall not be conveyed as a separate interest but may be leased. 6. The Applicant must provide to Garfield County Vegetation Management a noxious weed map and inventory of the parcel and develop a noxious weed management plan in response to finding any weeds listed on the Garfield County Noxious Weed List. 7. The Applicant shall apply for a building permit with the Garfield County Building Department and shall comply with any conditions and requirements associated with said permitting. The Building Permit submittals and review shall address grading, drainage, and retaining wall design/details for the cut slope at the rear of the ADU. 8. The Applicant shall maintain in place the contract with the West Divide Water Conservancy District associated wilh the well permitting for lhe site and shall continue to adhere to the conditions forboth well Permit No.'s 661 11-F and22BOZ7 and refrain from expanding or combining their uses. 9. The lotal number of bedrooms for the p;imary residence, ADU, and any future Agricultural Employee Units shall be limited to six, unless additional capacity is added to the OWTS pursuant to updated designs and proper permitting by the Garf ield County Building Department. 3
