LOIS E. RYDEN REVOCABLE TRUST which is a trust formed under the laws
of the State of Colorado.

3. The trustees of the trust are Lois E. Ryden, Gwendolyn M.

The excavator is digging the foundation hole so the engineer can evaluate for the foundation. He is
also putting the required drainage on the driveway from top to bottom. Mr. Anthony and I spoke and
he approved our plan to divert all the runoff water into the pastures on either side of the drive before
we finish graveling it. The driveway is next to the pasture on the east side. There are two structures
on the west side relatively close to the drive and separated by quite a distance. Once the grading is
done and the gravel is on the drive, it should accommodate getting anything large, like the house,
easily up to the site. I could estimate that the present drive varies from 12 to 15 feet in width from
bottom to top. At present, the renter has a lot of wood stacked at the top of the drive, but it is being
moved out and sold and that will clear more room for any machinery that needs to move in or
out. We are also removing a few trees at the top of the drive to give us more room there. We are

also putting a solid apron from the road to the drive with gutters on either side as Mr. Anthony
suggested.
I will have a site map submitted to you in the next week with the water lines and the septic systems.

described by that Quit Claim Deed attached hereto as Exhibit B (the "Ryden Property"), for the
non -exhaustive purposes of use, maintenance, repair, travel, and generally for driveway purposes
to allow Grantees to access the Ryden Property from County Road 245, a/k/a the Buford Road,
for all historic and anticipated residential purposes whatsoever to the extent any of the same are
allowed by current and/or future zoning by Garfield County, Colorado (the "Easement"). The
Easement granted herein shall be appurtenant to the Ryden Property.
TO HAVE AND TO HOLD the Easement above bargained and described unto the
Grantees, and the Grantees' successors and assigns forever. The Grantor, for itself, its
successors, heirs and assigns, does covenant and agree that the Grantor shall and will
WARRANT AND FOREVER DEFEND the above -bargained Easement in the quiet and
peaceable possession of the Grantees and the successors and assigns of the Grantees, against all
and every person or persons claiming the whole or any part thereof, by, through or under the
Grantor, but not otherwise, and except and subject to easements, restrictions, reservations and
any other matters of record as of the date hereof and any rights of way of record or situated and
in use as of the date hereof. Grantees shall protect, indemnify and hold Grantor harmless from
any and all claims, damages and causes of action arising from Grantee's use and enjoyment of
the rights granted hereunder.
