We are requesting process of our new homes building permit prior to the conditional use permit because we don't want to wait 60-90 days for the penuit to clear and then another 15 days to process the new homes building permits. With construction time we would not be able to reside in our new home until the end of January. We understand that if we are not approved we will have to remove our existing modular before occupancy of our new modular takes place. Due to my mothers health, who is terminally ill, I will be taking care of her and she will be residing with us. My daughter will also be staying here so she can take care of her grandmother. She will be living in the existing modular, while we live in our new home. Sincerely, • • GARFIELD COUNTY BUILDING AND PLANNING 970-945-8212 MINIMUM APPLICATION REQUIREMENTS for MANUFACTURED HOMES In order to understand the scope of the work intended under a permit application and expedite the issuance of a permit it is important that complete infoiniation be provided. Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling Construction under the Uniform Building Code". This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application fora permit. All Plans submitted must be incompliance with the 1997 UBC, UMC, and 1997 UPC. 1 • • 1. Is a site plan included that identifies the location of the proposed structure or addition and distances to the property lines from each corner of the proposed structure prepared by a licensed surveyor and has the surveyors signature and professional stamp on the drawing? Properties with slopes of 30% or more must be shown on site plan. NOTE: 106.3.1 (7.) Any site plan for the placement of any portion of a structure within 50 ft. of a property line and not within a previously surveyed building envelope on a subdivision final plat shall be prepared by a licensed surveyor and have the surveyors signature and professional stamp on the drawing. Any structure to be built within a building envelope of a lot shown on a recorded subdivision plat, shall include a copy of the building envelope as it is shown on the final plat with the proposed structure located within the envelope.
