The push piers were installed in accordance with the manufacturer's recommendation and specifications. The lift was accomplished in a proper manner by personnel from Foundation Repair o/Western Colorado (FRWC). The attached two drawings show the post-lift elevations and the amount of lift that was attained . The "Post-Lift Elevations" drawing can be used as a benchmark for future reference . Prior to lifting the lowest point in the house was at the NW corner near the garage. This comer was lifted 8-5/8" to an elevation that is now just J /4" lower than the highest area of the house at the east side of the front door. The 8-5/8" represents the maximum lift that was attained . Observation of the "Post-Lift Elevations" drawing indicates the low area of the house is now at the front wall near the hot water heater. The total elevation difference over the house foundation walls is now ±112". Prior to lifting this elevation difference was ±7-3/8 11 • The garage elevations prior to lifting showed a difference of ±8-3/8". After piering the garage shows an elevation difference of± J /2", being lowest just west of the rear walkout door. Other observations are: • As suspected , the two partition walls at the front room and foyer did not come together completely with the front wall, nor did the sub floo ring in this front room and the SE bedroom close completely. • Resi dential Structural Inspections • Founda t ion Design and Piering 0091 River Bend Way page 2 June 18, 2016 • The three large steel beams that support the floor structure never were attached properly to the foundation walls. They were originally too short to reach the walls and are still not long enough to reach to the foundation walls . These beams are supported by steel jacks; the beams are supported laterally. I recommend they be attached to the foundation walls for longitudinal stability . Steel brackets welded to the beams and bolted to the foundation would provide this stability. • Three steel rods have been installed through the north and south walls to help bring these walls together. These two walls tilted outward as they settled. • The front wall with the stone veneer has straightened vertically in both directions quite a bit. • The damaged concrete stem wall at the SW corner of the garage should be properly repaired or replaced. Except for this portion of concrete wall, the foundation walls are in good condition. Please call me if you have any questions.
