1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (IRC)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (IECC). ACCESSIBILTY
REQUIREMENTS PER 2015 INTERNATIONAL BUILDING CODE (IBC), CHAPTER 11 AND
ICC/ANSI A117.1-2003.
2) REFER TO PLAN ATTACHMENTS FOR GARFIELD COUNTY BUILDING REQUIREMENTS.
REDLINED NUMERICAL NOTATIONS ON PLANS REFER TO ANNOTATED ITEMS ON THE
ATTACHED "RESIDENTIAL PLAN REVIEW LIST".
3) GEOTECHNICAL ENGINEER TO VERIFY PLACEMENT OF COMPACTED STRUCTURAL FILL
BELOW FOUNDATION (1500 PSF PER SOILS REPORT RECOMMENDATIONS). PROVIDE
ENGINEER SEALED APPROVAL REPORT AT UNDERGROUND PLUMBING INSPECTION.
4) STRUCTURAL ENGINEER SHALL BE RESPONSIBLE FOR REVIEW AND INSPECTION OF
CONCRETE MAT FOUNDATION, INCLUDING PLACEMENT OF STEEL REINFORCEMENT
BARS & ANCHOR BOLTS. PROVIDE ENGINEER'S SEALED APPROVAL REPORT AT FRAME
INSPECTION.
5) EXTERIOR WALLS, OPENINGS, AND PROJECTIONS WITHIN 5 FEET OF PROPERTY LINE
MUST COMPLY WITH THE 2015 IRC, TABLE R302.1 (AS NOTED ON PLANS).
6) A LOT IMPROVEMENT CERTIFICATE SEALED BY A COLORADO LICENSED SURVEYOR
IS REQUIRED AT FRAME INSPECTION TO VERIFY STRUCTURE (INCLUDING ROOF
OVERHANGS) WILL BE IN COMFORMANCE WITH BUILDING SETBACK REQUIREMENTS.
7) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL I5 REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
