We did find a few things that need to be addressed outlined below: 1. Install a plug in the open gas valve in the mechanical room. I believe your maintenance person may have this done already. 2. Add a step at the bottom of the interior stairs at the extended landing. Minimum step width is 11 inches. The rise of the existing step should be divide equally for the rise of the new step. 3. Add a handrail support at splice in handrail interior stairs. Getting the light in the stairwell to come on sooner would also be good. 4. A landing is required on both sides of all doors flush with the door's threshold as per today's code. Most of the doors on the lower level do not have this due to the existing conditions . In many cases, trying to install landings will generate a tripping issue from a different travel direction. A simple solution to this is to provide "Watch Your Step" signs on both sides of the doors in question. This should also be augmented with fluorescent paint applied to the thresholds. 5. Not specifically a code item, but a carbon monoxide alarm on the 2"d floor possibly in the hallway would be good should there be a heater issue from the floor below. Review of the electrical, inspection by the fire district and the county walk through with the various corrections made has gone a long way to make the building safer. Issuance of a Certificate of Occupancy {C.O.) only established the new uses of the building and does not verify the structure meets the current 2015 International Building Code. Due to the varying degree of construction over several years, there could be concealed or other conditions not address by this building permit. Various mechanical systems should be inspected by qualified service technicians on an annual basis. Please call if you have any questions. We will go ahead and process the C.O.
