The following items are required by Garfield County for a final inspection:
1. A final Electrical Inspection from the Colorado State Electrical Inspector.
2. Permanent address assigned by the Garfield County Building Department posted where
readily visible from access road.
3. A finished roof, a lockable house, complete exterior siding, exterior doors and windows
installed, a complete kitchen with cabinets, a sink with hot & cold running water, kitchen
floor coverings, counter tops and finished walls, ready for stove and refrigerator, all necessary
plumbing.
4. A complete bathroom, with wash bowl, tub or shower, toilet stool, hot & cold running, water,
floors and walls finished an a privacy door.
All steps outside or inside over three (3) steps must have handrails, guardrails on balconies
or decks over 30" high constructed to all 1994 UBC requirements.
6. Outside grading done to where water will detour away from the building.
7. Exceptions to the outside steps, decks and grading may be made upon the demonstration of
extenuating circumstances, i.e., weather, but a Certificate of Occupancy will not be issued
until all the required items are completed and a final inspection made.
A CERTIFICATE OF OCCUPANCY WILL NOT BE ISSUED UNTIL ALL THE ABOVE
ITEMS HAVE BEEN COMPLETED.
****CANNOT OCCUPY OR USE DWELLING UNTIL A CERTIFICATE OF OCCUPANCY
(C.O.) IS ISSUED. OCCUPANCY OR USE OF DWELLING WITHOUT A C.O. WILL BE
CONSIDERED AN ILLEGAL OCCUPANCY AND MAY BE GROUNDS FOR VACATING

At the request of Mr. Rich Sturtevant, The undersigned had reviewed the plans for the Exterior
Wood Deck Structure, located at the above referenced site. I had added the note regarding the
protection of untreated wood against soil. This note was not to imply that replacement of
untreated wood with treated wood members would not be allowed. If the proper clearance
distance from the soil cannot be constructed and maintained, replacement with an approved
Treated Lumber Members is appropriate.
The requirements for Wood Decay Protection, UBC 2317,2, 2317.5 & 2317.8 should all be
consulted_

It has come to the attention of this office that a deck was built on your property at the abave.
address without a building permit from Garfield County. This is a violation of Colorado Revised
Statute 30-28-205, as amended, Garfield County Zoning Resolution 96-05 and Uniform Building.
Code, Section 103, "It shall be unlawful for any person, firm or corporation to erect, construct,
enlarge, alter, repair, move, improve, remove, convert or demolish, equip, use, occupy, or
maintain any building or structure or cause or: permit the same to be done in violation of this
code".
It is required that you obtain a building permit from this department for the deck. Please submit
two sets of plans, which are stamped by a Colorado registered professional engineer, certifying to
us that the deck was built in accordance with Garfield County Building regulations, along with a
permit application form. No Certificate of Occupancy will be issued on Permit #6426 until the
deck has been properly permitted.
You are hereby given notice, pursuant to the above statutes, that you must completely correct the
violations within thirty (30) days of the date this notice is received.
