1) REFER TO PLAN ATIACHMENTS FOR GARFIELD COUNTY BUILDING REQUIREMENTS AND
DETAILED DESCRIPTION OF NUMERIC NOTATIONS AS REDLINED ON DRAWINGS.
2) FOUNDATION, CRAWL SPACE & SITE WORK TO COMPLY WITH 2015 INTERNATIONAL
RESIDENTIAL CODE (1.R.C.)
3) GEOTECHNICAL ENGINEER TO VERIFY PLACEMENT OF COMPACTED STRUCTURAL FILL,
PER 2500 PSF REQUIREMENT CONTAINED IN SOILS REPORT. PROVIDE ENGINEER'S SEALED
APPROVAL REPORT PRIOR TO INSTALLATION OF MODULAR UNIT.
4) VERIFY MINIMUM SETBACK REQUIREMENTS FROM EXISTING SEPTIC SYSTEM TO OTHER
FEATURES INCLUDING WATER WELL & CISTERN IF USED FOR W AT ER SUPPLY SOURCE(S).
5) APPROVAL IS CONTINGENT UPON THREE (3) BEDROOMS MAXIMUM. IF NEW RESIDENCE
INCLUDES MORE THAN THREE BEDROOMS, THE EXISTING SEPTIC SYSTEM MUST BE
ENLARGED IN PROPORTION TO TOTAL NUMBER OF BEDROOMS AS PER GARFIELD
COUNTY'S O.W.T.S. (ON-SITE WASTEWATER TREATMENT SYSTEM) REQUIREMENTS.
6) ALL PLUMBING AND GAS PIPING CONNECTIONS MUST BE PERFORMED BY A COLORADO
LICENSED PLUMBER, AND ALL ELECTRICAL CONNECTIONS MUST BE PERFORMED BY A
COLORADO LICENSED ELECTRICIAN.
7) ELECTRICAL PERMITIING AND INSPECTIONS BY STATE OF COLORADO ELECTRICAL BOARD.
ELECTRICAL FINAL APPROVAL IS REQUIRED PRIOR TO FINAL BUILDING INSPECTION &
CERTIFICATE OF OCCUPANCY.
8) GARFIELD COUNTY BUILDING DEPT. INSPECTIONS TO INCLUDE THE FOLLOWING:
A. FOOTINGS
B. FOUNDATION
C. PLUMBING/GAS
D. FINAL/CERTIFICATE OF OCCUPANCY
9) COLORADO DEPT. OF HOUSING (C.D.0.H.) INSIGNIA TO BE AFFIXED PRIOR TO FINAL
BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY.
10) ONLY ONE (1) RESIDENCE IS ALLOWED ON SUBJECT PROPERTY. EXISTING RESIDENCE
(NOTED AS "ONE-STORY MODULAR" ON SITE PLAN) REQUIRES DEMOLITION AND/OR
REMOVAL PRIOR TO FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
