Steve,
Thanks for your prompt reply to this revision request. As I mentioned in our phone conversation, I would possibly
redline certain items on the plans to expedite permit issuance. Upon further review, these revisions/changes may have
an effect on the structure which would require revised plans. One main concern is possibly relocating, and adding
exterior wall openings which may affect loading and shear. The engineer may have specifications for shear wall, hold
downs, and also for the added slab. To provide a thorough review and to avoid timely delays in the field, the design
professionals need to make these architectural and structural changes prior to permit issuance. Only the pages affected
by these changes need to be submitted. I apologize for any inconvenience, and as soon as the plans are received, I will
resume the review to avoid further delay.
Thanks for your time in this request, and as always, contact us with questions or concerns.
Regards,
David

David,
For some reason, I was thinking that they we're under 9,000 square feet. I talked to Steve earlier. They are considering
reducing the size of the building to under 7,500 sq feet. I agree that the conflict is a problem. I see that the Town of
Silt just repealed a similar amendment in their municipal code.

Hi Bill,
FYI, I met with Steve and Caleb today regarding the type of construction and area of the proposed building. They are
trying to change the construction type to II B or V A for more floor area, but this also exceeds the allowable floor area of
9,000 sq. ft, requiring sprinklers per the 09 IFC, Sect 903, Table A. (please see attached). Per the 2009 IBC, Table 503, S
1 occupancy, Type V A construction allows 3 stories, 14,000 sq ft and II B allows 2 stories, 17,500 sq ft floor area, non
sprinkled. This is just a heads up that this code conflict still needs to be addressed. When revised plans are received and
reviewed, let's touch base on this IFC requirement prior to permit issuance.
Thanks for your time in this review. Feel free to contact us with questions or concerns.
Best regards,
David

David,
Thanks for the plan review comments. I have received a copy of the drawings from Steven Koski. I assume that they will
choose to change construction type in order to increase their allowable floor area per Table A.

Hi Bill,
Are you aware the type of construction is VB and the structure is slightly over 7500 sq. ft, (8240)? As the levels are
separated by a noncombustible (non -rated) floor system, we'll be okay with non sprinkled if you are. Please advise of
your requirements.
Thanks,
Dave

David,

I received the revised set of drawings for 6690 Highway 82. I noted that the revision reduced the floor area to under
9,000 square feet which allows them the option avoiding the sprinkler requirement of IFC, Section 903, Table A by using
type II -B or V-A construction.

Jim
I think you have been handling most of the inspections on the project at 6690 Hwy 82. It is my understanding that they
had to move some of the boulders in the drainage behind this building to make room for an enlarged foundation. I
wanted to let you know that they will need to have an engineer sign off on any modifications they made to the
drainage. This is a very sensitive matter for adjacent property owners including CDOT ROW.
Thanks

Andy,
FYI, ECOS is planning to remodel their existing storage building at 6690 Highway 82. They have already submitted
proposed drawing for my review. There are no fire alarms or smoke detection required for the proposed Group B
occupancy however the owner may choose to install a system regardless.
