Impact Analysis 4203-G
Where the proposed development will impact specific features of the site, the Applicant
shall describe both the existing conditions and the potential changes created by the
project. The Impact Analysis shall include a complete description of how the Applicant
will ensure that impacts will be mitigated and standards will be satisfied. The following
information shall be included in the Impact Analysis:
1. Adjacent Land Use. Existing use of adjacent property and neighboring
properties within 200-foot radius.
The area is primarily residential in nature with accessory agricultural uses
therefore the proposed ADU is consistent with the adjacent property uses.
z. Site Features. A description of site features such as streams, areas
subject to flooding, lakes, high groundwater areas, topography, vegetative
cover, dimatology, and other features that may aid in the evaluation of the
proposed development.
The site is a residential property with an existing 4 bedroom single family
home. The Rockford ditch runs along the west property line. The
property is roughly 1 OOft above the water line of the river with no areas
subject to flooding. There are no wetlands or high groundwater areas on
the property. The topography of the site is level. The vegetative cover is
partially landscaped around the 4-bedroom home with a few plants and
trees in areas around the perimeter of the property.
3. Soil Characteristics. A description of soil characteristics of the site that
have a significant influence on the proposed use of the land.
The soil subsurface was investigated when an addition with a new septic
system was permitted and built in 2001. The evidence of permitting for the
building and the septic system are attached. The soil is of adequate
quality for this project, being attached to the existing structure and utilizing
the existing septic system.
4. Geology and Hazard. A description of the geologic characteristics of the
area including any potential natural or manmade hazards, and a
determination of what effect such factors would have on the proposed use
of the land .

During previous work in 1lie area, n sinkhole was observed just south or the nearby Cncbomlale
Community School. No cvidenct! of sinkholes was observed in the roumlation excavation at
the subject site. Based on our prcscm knowledge of the site, it cannot be said for certain lha1
sinkholes will not develop . In our opinion. lhe risk of ground subsidence at 1his site is low and
similar to ot her lo1s in 1hc aro.?a but the owner should be aware of the potcnli31 for sinklmlc
developmem.
s. Groundwater and Aquifer Recharge Areas. Evaluation of the relationship
of the subject parcel to Floodplains, the nature of soils and subsoils and
their ability to adequately support waste disposal, the Slope of the land,
the effect of sewage effluents, and the pollution of surface Runoff, stream
flow, and groundwater.
No bedrock or groundwater was encountered. The gradation shows the
soil consists of 11% gravel, 61% sand, 20% silt and 8% clay. The USDA
soil type is classified as Silty Clayey Sand. A long term acceptance rate
(LTA R) of 1.2 gal/sq. ft was used to design the OWTS. The existing
septic system can accommodate this additional structure. The building
site is not in a floodplain and there is no danger of pollution from surface
runoff, streamflow, and/or groundwater.
6. Environmental Impacts. Determination of the existing environmental
conditions on the parcel to be developed and the effects of development
on those conditions, including:
a. Determination of the long-term and short-term effect on flora and
fauna; The building site is already a residential property with an
existing 4 bedroom single family home and there will be no
long/short term effect/disturbance to flora and fauna.
b . Determination of the effect on designated environmental
resources, including critical wildlife habitat; This ADU will not have
an adverse effect on environmental resources or wildlife habitat.
c. Impacts on wildlife and domestic animals through creation of
hazardous attractions, alteration of existing native vegetation,
blockade of migration routes, use patterns, or other disruptions;
and This ADU will not have any impacts on wild or domestic
animals through the creation of hazardous attractions. It will not
alter existing native vegetation. It will not block migration routes,
use patterns, or provide any other similar wildlife disruptions.
d. Evaluation of any potential radiation hazard that may have been
identified by the State or County Health Departments. There are
no radiation hazards associated with this build.

7 . Nuisance. Impacts on adjacent land from generation of vapor, dust,
smoke, noise, glare or vibration, or other emanations.
The construction of this ADU will not have significant impacts to adjacent
lands and land ow ners. During construction we will mitigate any
nuisances that could arise during the building process. There will be no
unusual vapor, dust, smoke, noise, glare or vibration, or other
emanations.
8. Hours of Operation. The Applicant shall submit information on the hours
operation of the proposed use.
Construction will take place during normal daytime business hours .
