Please amend the upper level storage plan to remove the interior partitions, except crawl storage as approved in the
original plans. Maintain an open, unfinished storage room as the filing room can be considered a closet which qualifies
the room as a bedroom. Our inspectors will verify where the plumbing must terminate to be considered removed. The
revised plan for the rough plumbing for future bath in the great room is acceptable.
Please be advised, to avoid inspection delays or a stop work order, all future amended plans must be submitted,
reviewed, and approved prior to work being performed.

Hi Dave,
Have you been able to review the drawings yet for Hauser? I'm not sure if they ever got sent in my previous .
email. Just as a reminder, the owner is financially unable to convert the storage area into living space based on
the requirements of the code, and has requested that I convert it back to storage. Are the attached plans
acceptable? We would abandon the plumbing that was run to the bathroom and cut it off beneath the
subfloor. Please advise what additional steps the County will require of us in order for it to be considered
storage space again.

He prefers to not demo anything that exists currently, but I advised him that I thought Garfield
County would require he at least remove the roughed-in plumbing. In the attached drawings I
have a general note stating that all current plumbing (supply lines, drains, etc) are to be removed
from the wall cavity and cut off in the floor system.
Please advise as to what additional steps will need to be taken in order for the County to accept
this space as storage again. My memory is that you were out for the rest of the week. I'll plan on
touching base with you Monday or Tuesday.

That is correct, or add a second layer of Yi" drywall as living space is now proposed
above. The supporting structural members also need protection. FR protection is
required over the can lights. I await your revised plans.

I will verify the exterior door size and reissue the drawings.
The garage below, and the new bedroom space are both part of the
existing/original house ... and we had not planned to demo drywall from the
garage ceiling ... only punch some holes to add some remodel recessed cans to the
ceiling. if the exi sting drywall on that ceiling is 1/2" will we be required to pull it
all off and replace with 5/8"?

Yes, I believe that would work provided the required egress door to the
deck is 3-0 . This door will also serve as the emergency escape/rescue
opening. House/garage separation would be required, which I will
red line the plans . Please provide two (2) copies of amended plan pages
for review.

Dave,
If we use the existing storage space as our bedroom (instead of the
new storage) I believe all egress/emergency exits would be
resolved since we have an existing door that leads outside from
this space. (no egress window required as the door would satisfy
both emergency exit and egress).
We could then keep our stairs that lead from the garage to the new
storage? I would relabel the se two spaces as living and bedroom.
The new bath would be accessed from the living space.
Do you approve of this approach? See screenshot for clarification.

is Jeff Hauser. The building permit number is
BLRE-4-15-3614. Chance Soldoff is still the
General Contractor. I am sure Jeff or Chance will
bring the drawing s in if you prefer them to be
submitted that way, just let me know.

I will call you to discuss the finished
bathrooms. We were anticipating the additional
plan review and fees, but had no intention of
finishing the great room bathroom, now or ever.
The rough-in pipes were installed because we were
pouring a concrete slab and knew that if any future
owner ever wanted to convert the space into a guest
suite they would have to tear up the entire slab to do
so. The piping was purely a precaution and we
planned to leave everything buried behind drywall.
The Great Room would be finished as a great room,
there will be no interior walls. The plan I submitted
was done to demonstrate to the owner how a future
bath might be laid out so they could include the
drawing if/when they sell the house. It was my
understanding Garfield County requested a copy of
this drawing. The owner has no plans to finish the
bathroom, nor does his budget permit it.

can log them into our system, pay
applicable fees, and pick up approved
field copies of plans .

Attached are the requested stamped
drawings for the Lot 48 Elk Springs
Garage Addition. These two 8 1/2 x
11 PDFs show the areas that were
roughed in for plumbing but were
not part of the original permit.
The bath above the garage will be
finished as part of this permit-the
bath in the Great Room (Main Level)
will only be roughed in and is being
done to add resale value to the home
if and when it is ever sold. There will
be no interior walls framed as the
owner intends to use this space as a
Great Room (not a bedroom).
Please let me know if you have any
questions, or require anything
additional on my part.
