1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) REFER TO PLAN ATTACHMENTS FOR GARFIELD COUNTY BUILDING REQUIREMENTS AND
DETAILED DESCRIPTION OF NUMERIC NOTATIONS AS REDLINED ON DRAWINGS.
3) ALL STRUCTURES MUST BE FULLY CONTAINED WITHIN PLATTED BUILDING ENVELOPE
INCLUDING ROOF OVERHANGS, DECKS & PROJECTIONS. A LOT IMPROVEMENT SURVEY,
SEALED BY A COLORADO LICENSED SURVEYOR, IS REQUIRED AT FOUNDATION
INSPECTION TO VERIFY STRUCTURE IS IN COMPLIANCE WITH THIS REQUIREMENT.
4) MAXIMUM TOTAL HABITABLE AREA NOT TO EXCEED 3,294 SQUARE FEET (PER PINYON
MESA PUD PLAT NOTE #9).
5) OPEN -HOLE SOILS REPORT REQUIRED AT FOOTING INSPECTION TO VERIFY 2000 PSF
SOILS BEARING CAPACITY.
6) RETAINING WALLS GREATER THAN 4 -FOOT HEIGHT SHALL BE ENGINEERED AND SEALED
BY A COLORADO LICENSED PROFESSIONAL ENGINEER.
7) PROVIDE ROOF TRUSS SHOP DRAWINGS FOR INSPECTOR REVIEW AT FRAMING
INSPECTION.
8) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
