The Applicant shall improve the access road as proposed to meet SectionT-707 , *Semi-Primitive" standards prior to issuance of the Land Use Change Permit. The Applicant shall provide evidence that the roadway has been upgraded and meets the standards set forth in Section 7-107 -This evidence shall be reviewed by the Garfield County Community Development Department and the County Contact Engineer. Other Conditions 2. That all representations made by the Applicant in the application shall be conditions of approval, unless specifically altered by the Board of Counf Commissioners. 3. That the operation of the WPX Trail Ridge Temporary Employee Housing and Storage Facility shall be done in accordance with all applicable Federal, State, and local regulations goveming the operation of this type of facility. 4. The facility shall maintain compliance with Storm Water Management Plan, Drainage and Grading Plans and Reclamation for the site. 5. The Applicant shall contol fugttive dust during the operation of the site. 6. The facility shall maintain compliance with SectionT-306 Lighting, with all lighting to be directed inward and doward toward the interior of the site. Facilities and storage tanks sbatl be painted a non-glare neutral color to lessen any visual impacts. 7. The Applicant shall comply with their Noxious Weed Management Plan including the best management practices. 8. Within 9 months ofthe issuance of the Trail Ridge Employee Housing Facility Certificate of Occupancy, the Applicant shall install an Onsite Wastewater Treahent System (OWTS) to serve the proposed facility. The installation of the System shatl be in accordance with the design and specifications as outlined in the Application. All industrial wastes shall be stored in accordance with all State and Federal laws and regulations. 10. The facility is perrritted to operate 7 days per week, 24 hours per day. 11. The Temporary Employee Housing Facility, Major, shall comply will all standards for this type of facility as outlined in the Land Use and Development Code, as amended. Page 5 of 5
