All steps outside or inside over three (3) steps must have handrails, guardrails on balconies or decks over 30" high constructed to all 1994 UBC requirements. 6. Outside grading done to where water will detour away from the building. 7. Exceptions to the outside steps, decks and grading may be made upon the demonstration of extenuating circumstances, i.e., weather, but a Certificate of Occupancy will not be issued until all the required items are completed and a final inspection made. Habitable space shall have a ceiling height of not less than 7 feet 6 inches (2286 nem) except as otherwise permitted in this section. Kitchens, halls, bathrooms and toilet com- partments may have a ceiling height of not less than 7 feet (2134 mm) measured to the lowest pro- jection from the ceiling. Where exposed beam ceiling members are spaced at less than 48 inches (1219 mm) on center. ceiling height shall be measured to the bottom of these members. Where ex- posed beam ceiling members are spaced at 48 inches (1219 mm) or more on center, ceiling height shall be measured to the bottom of the dock supported by these members, provided that the bottom of the members is not less than 7 feet (2134 mum) above the floor. SECTION 310 -- REQUIREMENTS FOR GROUP A OCCUPANCIES 310.1 Group R Occupancies Ddlmed. Group R Occupancies shell be: Division 1. Hotels and apartment houses. Congregate residences (each accommodating more than 10 persons). Division 2. Not used. Division 3. Dwellings and lodging houses. Congregate residences (each accommodating 10 persona re less). For occupancy separations, see Table 3-B. A complete code for construction of detached ono- and two-family dwellings is in Appendix Chapter 3, Division III, of this code. When adopted, as set forth in Section 1013, it will take prece- dence over the other requirements set forth in Chapter 35 of this code. 310.2 Canstrucdo , Height and Allowable Area. 310.2.1 GeneraL Buildings or parts of buildings classed m Group R because of the use or charac- ter of the occupancy shall be limited to the types of construction set forth in'fable 5-B and shall not • exceed, in area or height, the limits specified m Sections 504, 505 and 506.
