The following items are required by Garfield County for a final inspection:
1. A final Electrical Inspection from the Colorado State Electrical Inspector.
2. Permanent address assigned by the Garfield County Building Department posted where
readily visible from access road.
3. A finished roof, a lockable house, complete exterior siding, exterior doors and windows
installed, a complete kitchen with cabinets, a sink with hot & cold running water, kitchen
floor coverings, counter tops and finished walls, ready for stove and refrigerator, all necessary
plumbing.
4. A complete bathroom, with wash bowl, tub or shower, toilet stool, hot & cold running, water,
floors and walls finished an a privacy door.
5. All steps outside or inside over three (3) steps must have handrails, guardrails on balconies
or decks over 30" high constructed to all 1994 UBC requirements.
6. Outside grading done to where water will detour away from the building.
7. Exceptions to the outside steps, decks and grading may be made upon the demonstration of
extenuating circumstances, i.e., weather, but a Certificate of Occupancy will not be issued
until all the required items are completed and a final inspection made.
A CERTIFICATE OF OCCUPANCY WILL NOT BE ISSUED UNTIL ALL THE ABOVE
ITEMS HAVE BEEN COMPLETED.

Thank you for the application for a building permit, septic system permit and temporary mobile
home permit. Due to the circumstances of your previous occupation of this property, certain
conditions must be met in order for us to issue the permits. They are as follows.
Concerning the existing septic system that was installed without a permit and currently serves the
Agricultural Storage Building. You must disconnect the system from the Ag Storage Building. If
the system is intended to be used for your new dwelling, you must either provide us with data,
signed by a Colorado registered professional engineer, that attests to the size of the tank and the
adequacy of the leach field system for service of the new dwelling, or install a new septic system.
Concerning the existing Agricultural Storage Building which has been previously used as a
dwelling and as storage for the travel trailer. You must remove bathroom and kitchen facilities
from the building and return it to it's originally intended use as agricultural storage only. If you
intend to use the building for any other purpose then you are required to obtain a building p-rinit
for it. A separate permit application and "as built" engineering drawings would be required for
that purpose.
You will be legally authorized to occupy the temporary mobile home on the site and to connect it
to a septic system as soon as these requirements have been met and the permits issued.

It has come to the attention of this office that as of January 29, 1998, a building designed to be
used as an Agricultural Storage Building has been constructed on property owned by you at the
above address, also known as Garfield County Assessors Parcel # 2177 233 00 253, and that said
building is being used by you as a residential dwelling. Further, that an Individual Sewerage
Disposal System has been installed at the same property without a permit having been issued.
It is unlawful, per Colorado Revised Statutes, Section 30-28-209, Uniform Building Code section
103,_to erect, construct, enlarge, alter, repair, move, improve, remove, convert or demolish,
equip, use, occupy or maintain any building or structure or cause or permit the same to be done in
violation of this code. It is also unlawful, per Colorado Revised Statutes, Section 25-10-101, to
install an Individual Sewerage Disposal System without a permit.
You are hereby given notice, pursuant to the above cited statutes, that you must- completely
correct the violations within thirty (30) days of the date this notice is received.

We have received, reviewed and approved your building permit application, dated August 27,
1998, for a modular home to be installed on your property at the above address. The new permit,
when issued, will supercede permit #6646, dated 3-19-98, which was for a monolithic dome
dwelling. Septic permit #2927 will continue to be valid for a septic system to serve the new three
bedroom modular home, without any changes.

In order to understand the scope of the work intended under a permit application and expedite the
issuance of a permit it is important that complete information be provided_ Adequate and complete
information will prevent delays in the plan review process. Reviewing a plan and the discovery that
required information has not been provided by the applicant may result in the delay of the permit
issuance and in proceeding with building construction. The owner or contractor may be required to
provide this information before the plan review may proceed. This causes delays because other plans
that are in line for review may be given attention before the new information may be reviewed after
it has been provided to the Building Department.
Please review this document to determine if you have enough information to design your
project and provide adequate information to facilitate a plan review. If you do not, it may be
helpful to obtain a book titled "Dwelling Construction under the Uniform Building Code".
This book is available to you through this department at our cost. Also, please consider using
a design professional for assistance in your design and a construction professional for
construction of your project.
To provide for a more understandable plan in order to determine compliance with the building,
plumbing and mechanical codes, applicants are requested to review the following check list prior to
and during design. Applicants are required to indicate appropriately and to submit the completed
check list at time of application for a permit.

property lines, other buildings, setback easements and utility easements?

If you have answered "No" on any of the questions, you may be required to provide this information at the request of the
Building Official prior to beginning the plan review process. Delays in issuing the permit are to be expected. Work may
not proceed without the issuance of a permit. If it is determined by the Building Official that additional information is
necessary to review the application and plans to determine minimum compliance with the adopted codes, the application
may be placed behind more recent applications for building permits in the review process and not reviewed until required
information has been provided and the application rotates again to first position for review, delay in issuance of the permit
or delay in proceeding with construction.
