CONSTRUCT THE STRUCTURE AS DETAILED ON PLANS AND SPECIFICATIONS SUBMITTED TO AND REVIEWED BY THE BUILDING DEPARTMENT
N CONSIDERATION OF THE ISSUANCE OF THIS PERMIT THE SIGNER HEREBY AGREES TO COMPLY WITH ALL BUILDING CODES AND LAND USE
REGULATIONS ADOPTED BY GARFIELD COUNTY PURSUANT TO AUTHORITY GIVEN IN 30.28.201 CRS AS AMENDED. THE SIGNER FURTHER
AGREES THAT IF THE ABOVE SAID ORDINANCES ARE NOT FULLY COMPLIED WITH IN THE LOCATION, ERECTION, CONSTRUCTION AND USE OF
THE ABOVE DESCRIBED STRUCTURE. THE PERMIT MAY THEN BE REVOKED BY NOTICE FROM THE COUNTY AND THAT THEN AND THERE IT

It has been reported to this office that there are several dwelling residences on your property at
approximately 3145 County Road 243. One is a double wide modular home, not assembled and
not set on a foundation, in which people have been observed to be living. The others are tent
structures in which it has been alleged that people are living.
Please note that the placement of a modular home, without a building permit, and the occupancy
of any dwelling without proper building, sanitation and zoning authorization is a violation of State
of Colorado and Garfield county statutes.
Please be advised that the provisions of the Garfield County Zoning Resolution of 1978, as
amended, and Section 30-28-124 of the Colorado Revised Statutes (CRS), as amended, provide
that it is unlawful to use any building, structure, or land in violation of any county zoning
resolution duly adopted by the Board of County Commissioners. Any person, firm, or
corporation found to have violated such zoning resolutions is guilty of a misdemeanor and, upon
conviction, can be punished by a fine of not more than 5100.00 or by imprisonment in the County
Jail for 10 days, or by both fine and imprisonment. Each day can be considered a separate
violation. The County also has civil legal remedies available to it, including the initiation of legal
proceedings to obtain injunction or abatement of any unlawful use of land in violation of the
County Zoning Resolution.
The alleged illegal placement of dwellings, and occupancy of them, must be remedied
immediately. Please contact this office concerning these matters. Failure to do so within ten days
of receipt of this letter will result in our files being turned over to the Garfield County Attorneys
office for the initiation of civil legal action.
