The following is a list of concerns dealing with workmanship, materials installation and competency of the contractor. 1) No permits were taken to perform this remodel nor were any inspections performed. At least three permits were required; building, electrical and plumbing. 2) Ms. Enewold did not receive a written estimate of the work that was to be performed. 3) The plumbing drain system would not meet current code for new installations and was not installed by a qualified plumber. State law requires that qualified plumbers install new plumbing systems (except that a home owner may install plumbing within his own home) . 4) The electrical wiring was not permitted or installed by a qualified electrical contractor. State law requires that electrical contractors install new wiring systems (except that a home owner may install wiring within his own home). .Also, there did not appear to be new circuits in the circuit breaker panel which probably indicates that the wiring for the addition was connected to existing house wiring. Connecting the new wiring to the existing system may overload that system. A qualified electrical contractor should be contacted to evaluate this portion of the system. HOME OWNERS MAINTENANCE EVALUATION 4) There were several obvious workmanship deficiencies in the interior; the home owner indicated that the builder was finished with the job and that final payment was due. Some of the joints in the trim around door and window openings were not uniform; the angles did not match. Some of the wood trim was not satisfactorily nailed in place. There were gaps in the drywall at the edges of the trim, nail heads were left protruding through the finished drywall surface, and there was no wood trim around the windows on the south wall. It was obvious that there was no support under the thresholds r f the two south doors, .and .the doors were improperly installed; the doors were installed below the level of the interior floor which would make the installation of any type of floor covering almost impossible. The wood trim around the existing east windows was substandard. There were gaps at joints and warped wood. 5) Since the garage has been changed to a heated living space, additional foundation support: may be required to provide frost protection at the north side of the addition. A structural engineer should be contacted to provide recommendations for structural support.' Please contact me if you have any questions concerning this report. A building permit must be obtained and the following corrections/investigations completed: 1. A Colorado electrical permit was not obtained. Comply with the letter from the Colorado State Electrical Inspector dated 9/30/92. 2. The plumbing work does not meet current code requirements and the work must be performed/corrected by a Colorado licensed plumber. 3. The ceiling insulation appears to be either R-11 or R-13. The minimum ceiling insulation is required to be R-25. 4. The thresholds of the new exterior doors installed are not adequate to minimize infiltration under the door. 5. Insulation and trim around doors and windows .on the south side is uncompleted. 6. Headers above new and existing wall openings were not visible and therefore it cannot be determined if they are adequate without removing wall finish. 7. the portion of the north foundation under the wall enclosing the previous garage door opening is not adequate. NEC -370-17d NEC 422-18, the boxes that are installed for ceiling fans not suitable for support of fans. NEC -220-3 one new circuit needs to be added for new receptacles & Lighting. NEC -380-26 switches shall not disconnect the grounded conductor of a circuit. This was a cursory inspection of the visable wiring. The person that you allege to have installed the electrical work appears to have violated the Colorado State Electrical Law. Title 12 Article 23 CRS. This person does not have an electrical license, therfore he cannot install electrical wiring. A Colorado State Electrical permit is required to be obtained to install electrical wiring in your home, no application was made. No inspections were made. The following is a list of concerns dealing with workmanship, materials installation and competency of the contractor. 1) No permits were taken to perform this remodel nor were any inspections performed. At least three permits were required; building, electrical and plumbing. 2) Ms. Enewold did not receive a written estimate of the work that was to be performed. 3) The plumbing drain system would not meet current code for new installations and was not installed by a qualified plumber. State law requires that qualified plumbers install new plumbing systems (except that a home owner may install plumbing within his own home). 4) The electrical wiring was not permitted or installed by a qualified electrical contractor. State law requires that electrical contractors install new wiring systems (except that a home owner may install wiring within his own home). Also, there did not appear to be new circuits in the circuit breaker panel which probably indicates that the wiring for the addition was connected to existing house wiring. Connecting the new wiring to the existing system may overload that system. A qualified electrical contractor should be contacted to evaluate this portion of the system. HOME OWNERS MAINTENANCE EVALUATION 4) There were several obvious workmanship deficiencies in the interior; the home ownerindicated that the builder was finished with the job and that final payment was due. Some of the joints in the trim around door and window openings were not uniform; the angles did not match. Some of the wood trim was not satisfactorily nailed in place. There were gaps in the drywall at the edges of the trim, nail heads were left protruding through the finished drywall surface, and there was no wood trim around the windows on the south wall. It was obvious that there was no support under the thresholds of the two south doors, and the doors were .improperly installed; the doors were'installed below the level of the interior floor which would make the installation of any type of floor covering almost impossible. The wood trim around the existing east windows was substandard. There were gaps at joints and warped wood. 5) Since the garage has been changed to a heated living space, additional foundation support: may be required to provide frost protection at the north side of the addition.
