See below for clarifications: A. The structural design was done in accordance with the 2015 IRC. This is an error in my notes which I will update on future projects. B. The building is located in Seismic Zone C. Design requirements for this zone were considered and incorporated in this design. C. This design was based on 50 psf snow load as noted on the plans. Additionally, after considering the variance approval requirements for the proposed encroachment into the building setback, Mr. Thullier has decided to move the building to the setback line so that there is no encroachment. I realize this is a planning issue, but thought I would bring this to your attention since we had this discussion. Let me know if we need to do anything regarding this change. Also, attached is a pdf with some revision notes for your file regarding the garage door openings and headers. However, during my review I noted that there are a few corrections and/or clarifications which need to be made 1 to structural specifications and/or drawings in order to conform with Garfield County's building requirements, including the following items: A. Reference Building Code: 2015 IRC (not 2009 version as shown on Sheet S.1, several locations). Please verify that design conforms to all 2015 IRC requirements. B. Please verify inclusion and consideration of Seismic Zone C design requirements. C. Snow load requirement: 50 psf (not 40 psf as shown on Sheet S.1). In regards to item C, this property is located at 7,386 feet elevation, which requires this increased snow load (per Garfield County's Building Resolution). As a result of this increased snow load requirement, we would ask that you revisit structural design/sizing of the following items: roof joists, intermediate beams, door/window headers (particularly if located in bearing walls) to see if this change may have impact on these items. Please make these and any other required changes, adjustments and/or clarifications to your drawings, and update us as appropriate so that we may finalize our plan review and issue a building permit for this project. An addendum to the construction drawings is an acceptable method of conveying any revisions to our office. If you should have any questions, please contact me per the enclosed contact info.
