Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Depai Uuent. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling Construction under the Uniform Building Code". This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following check list prior to and during design. Applicants are require to indicate appropriately and to submit the completed check list at time of application for a permit. Box 148 Silt, CO 81652 RE: Modular Residential Structure to be located in Garfield County near U.S. Highway 6 & 24, 3.1/2 miles west of Silt, CO Structural Consultants Phone & Fax (970) 945-6305 February 25, 1997 Dear Robert, At your request, I have investigated the capacity of a specific modular structure to safely support a design snow load of 40 PSF. The unit in question is the Glenbrook, Model No. 4643B manufactured by Fleetwood Enterprises, Inc. I have received from Fleetwood, and reviewed, all pertinent data relative to the construction of the specific unit and its capability to support roof loads. All structural roof framing members and their supports were designed and constructed to safely support a minimum total load of 45 PSF. Based upon my review, it is my professional opinion that the subject unit can safely support a roof snow load of 40 PSF plus actual, as constructed, dead loads with the addition of a single post. The post, which is addressed specifically in the body of the report, is intended to provide additional support for a single long span ridge beam at the marriage wall of the two halves of the structure. I, .Roof truss load capacity: The roof trusses span 12'-10" from marriage wall to exterior side walls. The trusses are designed to support a total load of 45 PSF (SL = 30 PSF -- DL = 15 PSF). Truss shop drawings for the specific unit which indicate a safe working load total capacity of 45 PSF are included with this report. The as constructed roof and ceiling dead loads are as follows: Dead Load 1. Asphalt shingles 2, 7/16" thick OSB 3. Trusses @. 16" 4. Insulation 5. 518" Gyp Bd Ceiling PSF 1.7 1.2 2.2 1.0 2.8 DL= 8.9 COi' Cc'fr' APPROVE sums= TO NOTED EXC> P I OI S & INSPI C'I10NS GARPIELD COUNTY BUILDING DEP "rMEW Date_ By FIELD COPY 1110 IN$P1CCT O' 11VI11I 2 Consequently, the truss design snow load capacity equals 45 PSF less 9,0 PSF, or 36 PSF. Most importantly, the home manufacturer has provided information which states that their trusses (or rafters), which were designed for a total load of 40 PSF, have an ultimate tested capacity of 10 PSF dead load plus 75 PSF snow load. A copy of that letter is enclosed with this report. Based upon this test data and the above computation of loads, h is my professional opinion that the subject trusses can safely support a 40 PSF snow load. 11. Headers at exterior walls: 3 types of headers were provided at the exterior wood stud walls. A. The typical header consists of 9" deep plywood 'box' beam with a 2 x 4 bottom chord and a 1 x 4 top chord which also acts as the wall top plate. These headers are designed to span 46.112" clear. For the subject unit this type of header spans no more than 34" clear, and is adequate to safely support a roof dead load of 9 PSF plus a roof snow load of 40 PSF. B. At each of the two bathrooms a shallow (3" deep by 3,112" wide) wood header spans 46.112" clear. The manufacturer's literature demonstrates that these headers, in conjunction with the exterior sheathing and rim board are adequate to safely support a roof dead load of 9 PSF plus a roof snow load of 40 PSF. C. There is a 6'-O" clear span header at the sliding glass door adjacent to the Dining Room. This header is a conventional double 2 x 6. The header is designed to clear span up to 7'-2". For the given, 6'-O" span, the header is adequate to safely support a roof dead load of 9 PSF plus a roof snow load of 40 PSF, I11. Marriage wall construction: Marriage wall construction consists of a continuous two part ridge beam and a series of wood posts The ridge beam is a conventional 24" deep plywood box beam with double 2 x 4 top and bottom chords. The manufacturer provided extensive details for the construction of the ridge beams and their support posts as well as tables for beam and posts capacities for snow loads from 20 PSF up to 80 PSF. For the given unit, the manufacturer's literature demonstrates that the typical ridge beam can safely span up to 18'-9" and safely support a roof dead load of 10 PSF plus a roof snow Toad of 40 PSF. All ridge beam spans for the given structure are significantly less than the 18'-9" span except for the 19'-6" span across the junction between the Living Room and the Dining Room. I would recommend that an additional midspan post be added at this span. The additional post will reduce the design stresses on the existing posts at each end of the Living Room and the bending stresses in the ridge beam to levels which are safe and acceptable to support a roof dead load of 9 PSF plus a roof snow load of 40 PSF. 'Note that the ridge beam requires the installation of an additional web stiffener above the new post. This web stiffener should be installed in accordance with the manufacturer's typical details. Note that the structure's manufacturer recommends a. post be provided at this location for roofs designed to support a snow load up to 60 PSF. 3 Blocking, in the floor and an additional support pier in the crawl space should be provided in accordance with the manufacturer's typical details directly beneath the new post. In conclusion, in my professional opinion, the roof structure of the subject unit can, with the single upgrade noted, safely support a dead load of 9 PSF plus a snow load of 40 PSF.
