At your request Maggert & Associates, Inc. has reviewed information pertaining to a modular home to be placed on a foundation wall system at the above mentioned site. The primary reason for this request is to design supporting beam members that will be placed perpendicular to the modular home manufacturer's supplied I -Beams. The proposed residence will consist of a one story modular structure over a. full,, below grade basement level. It is our understanding that you will handle and be responsible for all concrete wall and perimeter footingreinforcing that may be necessary under uniform building code requirements. A floor plan .layout of the modular home labeled "Pamlico" model 1677 along with suggestedmanufacturer's designcriteria and information was made available to us at the time of our review. Based on information reviewed . in the manufacturer's suggested criteria and information, we offer the following design recommendations along with corresponding enclosed drawings: Floor: . Place W6 x 16 steel beams (3 required) directly below and perpendicular to manufactured supplied steel beams that run the full . length of the . modular hole in the floor system. These beams are to be equally spaced at approximately 11' - 0" on center plus or minus and be supported at midspan by the means of a 3" diameter pipe or tubesteel column (1'53 x 3 x 3/ 16). The beams should bear a minimum of 4" at the outer supportingends, into a beam pocket at the concrete watts'. (see enclosed drawings) Interior: At the steel post bearing locations (3 required) provide concrete footing pads sized 2' 6" x 2' - 6" with 4 - #4 each way, grade 60 rebar, 3" clear from the bottom of a 12" deep footing. (see enclosed drawing) We conclude that the perpendicular support beams and interior footing design meets local building code . requirements and generally accepted engineering standards :of practice: It is further recommended that the plans provided by the modular" home manufacturer be followed for further installation instructions as needed. Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are m line for review may be given attention before the new information may be reviewed after it has been provided to the Building Depai fluent. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling Construction under the Uniform Building Code", This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following check list prior to and during design. Applicants are require to indicate appropriately and to submit the completed check list at time of application for a permit. Delays in issuing the permit are to be expected. Work may not proceed without the issuance of a permit. If it is determined by the Building Official that additional information is necessary to review the application and plans to determine minimum compliance with the adopted codes; the application may be placed behind more recent applications for building permits in the review process and not reviewed until required information has been provided and the application rotates again to first position for review, delay in issuance of the permit or delay in proceeding with construction.
