1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE,
2009 INTERNATIONAL CONSERVATION CODE, AND MANUFACTURER'S INSTALLATION
SPECIFICATIONS. ALSO COMPLY WITH ALL REQUIREMENTS OF GARFIELD COUNTY'S
"RURAL" ZONE DISTRICT.
2) REFER TO PLAN ATTACHMENTS FOR GARFIELD COUNTY'S BUILDING REQUIREMENTS.
3) BUILDING IS APPROVED FOR RESIDENTIAL ACCESSORY USE ONLY. COMMERCIAL USE
REQUIRES A LAND USE CHANGE PERMIT IN ACCORDANCE WITH GARFIELD COUNTY'S
LAND USE & DEVELOPMENT CODE.
4) ANY ADDITIONAL WORK NOT SPECIFICALLY SHOWN ON APPROVED PLANS (FOR
EXAMPLE, SHED ROOF ADDITION, A.D.U., ETC.) REQUIRES ADDITIONAL BUILDING
PERMITS AND STRUCTURAL ENGINEERING.
5) OPEN -HOLE SOILS REPORT REQUIRED AT FOOTING INSPECTION TO VERIFY 2,000 PSF
MINIMUM SOILS BEARING CAPACITY PER STRUCTURAL ENGINEER'S REQUIREMENTS.
6) STRUCTURAL ENGINEER TO REVIEW SUITABILITY OF EXISTING FOUNDATION AND
TO VERIFY IT MEETS PRESENT-DAY MINIMUM BUILDING CODE REQUIREMENTS (SIZE,
FROST -DEPTH, AND GENERAL CONDITION). PROVIDE SIGN -OFF REPORT PRIOR TO
INITIAL CONCRETE INSPECTION.
7) ALL HIGH-STRENGTH BOLTING AND FIELD WELDING REQUIRES SPECIAL INSPECTOR.
PROVIDE APPROVAL REPORT AT FRAME INSPECTION.
8) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
