Bridle Lane Lake Forest, IL 60045 Re: Homesite Fiiing 1, E-44 Dear Mr. and Mrs. Hacker: This letter will confirm the Design Review Committee's December 1 8, 1996, review and conditional approval of the improvement plans for your above noted lot at Aspen Glen. This approval entitles you to apply for a buiiding permit with Garfield County, and, upon the issuance of said permit, begin construction. However, the conditions under which this approval is granted must be completed to the Committee's satisfaction before a Notice of Satisfactory Completion of improvements to Property can be issued and a Certificate of Occupancy is requested and issued by the County. The conditions we have specified are as follows: 1. The new "decorative chimney" design must be submitted and approved by the DRC. The submission shall include dimensions, sample materials and colors. 2. A sample of the window cladding color must be submitted and approved. 3. Samples of final exterior colors must be submitted and approved including a written list of brand and calor names. 4. The RLM Reflectors, Spero Lighting model SN -516 step neck dome on bracket lighting for the exterior of the garage is approved but the color sample must be provided for approval. Additionally, all other exterior fixtures which are noted on the plans as "as shown" were not shown on the plans. These need to be submitted for approval. 5. Entry bollard plans need to be submitted for approval reflecting size, materials and colors. 6. The landscape pians have been conditionally approved but require additional refinement as follows: a. The utility box on the rear elevation of the buiiding is inadequately screened from view from the eighth tee box. Additional evergreen plantings are required to further screen it. Also, the air conditioning condenser unit requires screening. Please submit an updated screening plan for approval of both of these items. Mr. and Mrs. Douglas A. Hacker December 30, 1 996 Page two. b. Additional evergreen type shrubs are required along the back deck staircase wall to soften it. Please submit for approval updated planting plans for this area. Please contact Greg N1ozian for assistance regarding these two landscaping items. The above noted items need to be submitted to The DRC by January 20. 1997. Before construction commences, your contractor, Michael Connors, needs to provide the Homeowner's Association with a $3,000 contractors deposit and copies of his general liability and workman's compensation insurance. The DRC has waived the $7,500 homeowners deposit as you were already well into the review process when this requirement was put in place. .Additionally, you will find enclosed a bill from the Aspen Water and Sanitation District for your water tap fee in the amount of $3,000. This needs to be paid prior to breaking ground. The sewer tap fee will also be $3,000. As the Sanitation District recently met to establish its rules. 1 alert you to consider paying the sewer tap fee soon as the District has indicated there will probably be increased tap fees in the near future. Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. if you do not, it may be helpful to obtain a book titled "Dwelling construction under the Uniform Building Code. This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following check list prior to and during design.
