Condiüons ofApproval
Conditions Prior to Issuance of Permit
The Applicant shall improve the access road as proposed to meet Section 7'107 '*Semi-Primitivd'standa¡ds prior to issuance of tlre l¿nd Use Change Permit.
The Applicant shall provide evidence that the roadway has been upgraded and
meetsthe standa¡ds set forth in Section 7-107.This evidence sh¿ll be reviewed
by the Garfield County Community Development Departnent and the County
Contract Engineer.
Ofhcr Conditions
2. That all tepresentations made by the Applicant in the application shall be
conditions of apprcval, unless specifically altered by the Board of County
Commissioners.
3. That the operation ofthe WPX Trail Ridge Temporary Employee Housing and
Storage Facility shall be done in accordance with all applicable Federalo State,
and local regulations governingthe operation ofthis t1çe of facility,
4. The facility sball maintain compliance with Stomr Water Management Plar¡
Drainage and Grading Plans and Reclamation forthe site.
5. The Applicant shall contol fugitive dust during the operation ofthe site.
6. The facility shall maintain compliance with Section 7-306 Lighting, with all
lighting to be direú.t€d inwa¡d and dowa¡d towa¡d the interior of the siæ.
Facilities and storage ta¡ks shatl be painted a non-glare neutral color to lessen
anyvisual impacts.
7.The Applica¡¡t shall comply with their Noxior¡s Weed Management Plan
including the best manageurent practices.
8. Within 9 months of the iszuance ofthe Trail Ridge Employee Housing Facility
Ce¡tificate of Occupanc¡ the Applicant shall install an Onsite Wastewater
Treahent System (OIVTS) to serve the proposed facility. The installation of
the System sha[ be in accordancewiththe designand specifications as outlined
inthe Application.

I All industrial wasrtes shall be stored in accordance with all State and Federal
laws and regulations.
10. The facility is permitted to operate 7 days per week, 24 hor¡rs per day.
ll. The Temporary Employee Housing Facility, Major, shall comply will all
standards for this type of facilrty as outlined in the Land Use and Development
Code, as amended.
