Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling construction under the Uniform Building Code. This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following check list prior to and during design. R. 216 Rifle, Colorado 81650 Dear Bob: /! l i14 Per your request and per the request of Garfield County Building -Department,, I am providing this letter which addresses the construction of the footings for the above -referenced residence. It is my understanding that the County would Tike a letter addressing the acceptability of this footing as constructed. Based on conversations with yourself and with field observations, it appears that the footing installed is 8" deep by 18" wide. The footing has been reinforced with two #5 bars continuous, located 3" from the bottom of the footer. Finally, #4 bar uprights are located out of the footing into the proposed stemwalls at a spacing of 16" on center. In referencing the 1994 UBC, Section 1806 - "Footings", reference is made in Subsections 1806.1 and 1806.2 regarding the footing requirements per the UBC. In essence, reference is made to Table 18 -I -D "Foundation for Stud Bearing Walls - Minimum Requirements" where it is indicated that for a single floor supported by the foundation, the minimum thickness the foundation walls shall be 6" for concrete with a minimum footing width of 12". The minimum thickness of the footing shall be 6". Finally, the minimum depth below undisturbed ground surface is 12". This minimum depth below undisturbed ground surface of 12" assumes a condition where there are no frost considerations. However, as in the case of this residence and as proposed for construction, the footing shall bear below frost level. Therefore, based upon the observed 8" x 18" footer on site, and based upon the discussions found in the UBC, it appears that the footing provided with residence meets the minimum requirements of the 1994 UBC.
