Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the pian review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling construction under the Uniform Building Code. This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following check list prior to and during design. Academy, CO 80840 Thank you for the quick response to my letter of February 22, 1994. When you said in that letter "a building permit was applied for but not completed", we assume that no building permit was issued, which corresponds with our records. Based on that assumption, we have identified two methods to bring the property into compliance. The first solution is to demolish the structure in a satisfactory manner. This would be verified by this office and the file would be closed. The second solution would be for you to record a deed restriction on the property with the Garfield County CIerk and Recorder. This deed restriction will state that: 1. No building permit was ever received for the structure in question. 2. Prior to any further work being done on the structure, a building permit must be received for the entire structure and that the application for this permit will include certification from a Colorado Registered Engineer stating that the existing building is sound and meets the currently adopted' Building Code. 3. The structure is not to be used for any purpose prior to the issuance of a Final Inspection by the Garfield County Building Department. Within thirty (30) days of receipt of this leiter, you are expected to either commit to the demolition of the structure within ninety (90) days or provide a copy of the proposed deed restriction to be filed with the Garfield County Clerk and Recorder.
