HomeMy WebLinkAbout3.00 Impact AnalysisIMPACT ANALYSIS 1.Adjacent Property: All adjacent property owners within 200 feet have been researched and many have been spoken too. See property neighbor section. 2.Mineral Owners.: After searching records of the title company we are the owners Pam and Randy Johnson of all mineral rights on said land. 3.Adjacent Land Use: adjacent land is either agricultural or recreational there will be no noticeable impact or change to the agricultural and recreational uses of the land. 4. Site Features: There are no streams this is not applicable. 5.Soil Characteristics: Soil characteristics are not applicable to this application as we are not changing the earth or doing earthworks or building anything. 6. Geology And Hazard: Is not applicable to our use. 7.Groundwater An Aquifer A Recharge Areas: Asking for a waiver request for groundwater as it is not applicable to this project there are no waterways and we are not putting in a septic system. 8. Environmental Impacts: We are requesting a waiver for analysis of environmental impacts as discussed in pre-application meeting. As discussed throughout the document we are striving to limit the environmental impact of the special use of our agricultural site and will not be impeding or impacting any migration corridors. 9.Nuisances: The venues are available from 11 -12pm run with set up, event, and clean up between noon and midnight and everyone must leave by 12 am. We will allow amplified music only till 10:00pm and we suggest acoustic non amplified music for the whole evening as it sets a nice tone but all music ends at 11:00pm. All lights will be led and or low wattage and down facing. Most lighting will be Christmas lights and solar lights for pathways so to not have any negative impact on light pollution. If road becomes dusty we will water when necessary. We are keeping our parking limited to only 30 cars and require shuttles for guests thereafter and this is a part of our intent to keeping low traffic on our road and the county road. At most we would have 30 cars and 10 shuttle vehicles that would visit the property during an event. Impact from headlights leaving after dark should not be too concentrated, because people usually leave these types of events at staggered intervals. All events more than 30 cars will be required to use shuttle services to bring guests to and from the property. This will limit the impact and driving and this will also ensure that people are safely taken care of. Each event will have a supervising representative present who knows of the rules and requirements with the venue area. The property and all structures are non-smoking and no smoking is permitted anywhere on property at any time which also reduces any fire hazard.
