Dear Mr. Owens:
In response to your letter of October 11 and our conversation yesterday regarding my
application for a building permit we are providing the following information which we
hope will meet with your building codes:
1. Roof design will be modified to include pre-engineered trusses which will
meet the 40 p.s.f requirement. A truss design is included. Theme.:

2. Floor joists will consist of 45 Series BCI Joists 16" O.C. with a width of
9 1/2 inches. Specifications are included which indicate a code approved span
of 17' - 5" or a three star span of 15' - 8". The maiximum span indicated on
our foundation plan is 13' - 8"
3. In our conversation yesterday we discussed the minimum frost depth of
36 inches from grade level to the bottom of the footing. The foundation plan
presented indicates a total footing and stem wall of 42 inches. The grade level
will be raised to 6 inches providing for the required 36 inch frost depth.
I am hoping that these changes and explanations will address the issues raised in order
for the building permit to be issued.

MOVED BUILDINGS
In order to understand the scope of the work intended under a permit application and
expedite the issuance of a permit it is important that complete information be
provided. Adequate and complete information will prevent delays in the plan review
process. Reviewing a play ar.d the discovery that required information has not been
provided by the applicant may result in the delay of the permit issuance and in
proceeding with building construction. The owner or contractor may be required to
provide this information before the plan review may proceed. This causes delays
because other plans that are in line for review may be given attention before the new
information may be reviewed after it has been provided to the Building Department.
Please review this document to determine if you have enough information to
design your project and provide adequate information to facilitate a plan
review. If you do not, it may be helpful to obtain a book titled "Dwelling
construction under the Uniform Building Code. This book is available to you
through this department at our cost. Also, please consider using a design
professional for assistance in your design and a construction professional for
construction of your project.
To provide for a more understandable plan in order to determine compliance with the
building, plumbing and mechanical codes, applicants are requested to review the
following check list prior to and during design. Applicants are required to indicate
appropriately and to submit completed check list at time of application for a permit:

Dear Mr. & Mrs. Shively,
The Battlement Mesa Service Association Architectural Review Committee for Willow Creek
Village has received your request for approval to construct a home at 40 Promontory Place
following the plan submitted with the revisions you noted. The home color will be Milky
White and the trim will be Beanpole.
Your request is approved with the following stipulations:
All general building and site improvements construction for any project shall be
completed and shall have issued a Certificate of Occupancy from the Garfield County
Building Dept. no later than nine months after the Building Permit issuance date.
The completed landscaping and revegetation of the improved lot shall be completed no
later than six months from the date of Certificate of Occupancy. An additional maximum
four month extension may be granted by the Architectural Committee if the Certificate
of Occupancy was issued shortly prior to the non -growing winter months such that
landscape construction could not diligently proceed.
If in the course of construction and landscaping, the use of any vacant adjoining property
for material and equipment storage, delivery of materials or any other purpose, is
prohibited unless written permission is received from that property owner. A copy of
which should be sent to this office. Failure to obtain permission, is considered
trespassing under County and State Laws and violators can be subject to penalties there
under.
Please submit your landscape plans prior to commencing with your landscaping.
