1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (IRC)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (IECC).
2) REFER TO PLAN ATTACHMENTS FOR GARFIELD COUNTY BUILDING REQUIREMENTS.
REDLINED NUMERICAL NOTATIONS ON PLANS REFER TO ANNOTATED ITEMS ON THE
ATTACHED "RESIDENTIAL PLAN REVIEW LIST".
3) AS STIPULATED IN IRONBRIDGE P.U.D. PHASE 1 PLAT (PLAT NOTE #6) CONSTRUCTION
WORK ON THIS PROPERTY SHALL NOT TAKE PLACE BETWEEN FEBRUARY 15 - MAY 31,
AND WORK AT THE PROJECT SITE IS SPECIFICALLY HELD TO PROVISIONS OF THIS
REQUIREMENT.
4) A LOT IMPROVEMENT CERTIFICATE SEALED BY A COLORADO LICENSED SURVEYOR
IS REQUIRED TO VERIFY THAT STRUCTURE (INCLUDING ROOF OVERHANGS) WILL BE IN
COMPLIANCE WITH ALL BUILDING SETBACK REQUIREMENTS.
5) UNFINISHED SPACE AT THE UPPER LEVEL & UNFINISHED BASEMENT IS INCLUDED IN
THIS BUILDING PERMIT. CONVERSION OF THESE AREAS INTO FINISHED INTERIOR FLOOR
AREA WILL BE SUBJECT TO ADDITIONAL BUILDING PERMITS.
6) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
