P.O. Box 582 Glenwood Springs, CO 81602 ATfN_ Dana Yerian RE: Existing Residential Structure located on the grounds of Valley View Hospital, 1906 Blake Avenue, Glenwood Springs, Co. Dear Dana, At your request, on August 23, 1996, I observed the structural condition of the noted residence. I understand that the residence was built some time between 1910 and 1925.1 understand that Tom Morton intends to move the structure and place it on a new foundation at 1487 County Road 117, Garfield County, Co. In plan the residence measures 28'0" by 52'-0". The structure consists of a ane story wood framed structure with an attic. The original foundation consists of mortared sandstone foundation walls. A furnace roam with concrete retaining walls has been excavated in the original crawl space, Main floor framing was observed from the furnace room. Floor joists are 2 x 10's at 20 inches on center spanning 14'-0" from the exterior walls to a tearer bears and post line. The floor joists are adequate to support floor dead loads plus a floor live Ioad of 40 PSF. The canter beam and post line will be replaced with a new system adequate to safely support the same loads. The roof pitch is approximately 8.75 over 12. The roof and attic are framed with 2 x 6 rafters spaced at 2'-0" on center and 2 x 6 ceiling joists spaced at 1'-4" on center. There is a continuous 1 x 6 ridge plate at the roof ridge. Alternate rafters are nailed directly to ceiligg joists. The joists act as tension ties, and the joists and rafters act together to furan a tied arch. I noted two rafters on the north side of the roof which have failed and need to be replaced or strengthened with a `sister' rafter. The balance of the roof rafters appear to be m good condition, free of distress or deterioration_ 1 have performed a preliminary computer aided analysis of the existing roof system. The existing 2 x 6 roof ratters are significantly over -stressed when subjected to a 40 PSF snow load. The roof system could be upgraded to safely support dead loads plus the 40 PSF snow load. One such upgrade being considered involves placing additional 2 x 6's at 2'-0" on center in concert with new horizontal collar ties. In conclusion, I believe that the structure can be upgraded to safely support the noted snow Ioads and floor Live loads as well as the UBC wind lauds based on a basic wind speed of 80 MPH and Exposure B. BO 58 GL NW 4C NSTR .I SPRING 8i ° INFORMATION YOU MAY NEED TO KNOW ABOUT BASEMENTS 1 All basements in dwelling units are require to have at least one operable window or door approved for emergency escape or rescue which opens directly to the outside. All escape or rescue windows shall have a minimum net clear openable area of 5.7 square feet. The net clear openable height dimension shall be 24 inches. The net clear openable height dimension shall be 20 inches. When windows are provided as a means of escape or rescue, they shall have a finished sill height not more than 44 inches above the floor. (Refer to UBC {Uniform Building Code} Section 310.4). 2. Every bedroom or sleeping room in a basement must have a door or window meeting the requirements specified in No. 1. above (Refer to UBC Section 310.4). 3 All habitable rooms within the basement shall have rough openings for natural light. The rough opening shall be equal to one tenth of the area of such rooms with a minimum of 10 square feet. These rooms shall also be provided with natural ventilation by means of openable exterior openings with an area of not less than one twentieth of such rooms with a minimum of 5 square feet. Approved provisions may be made for mechanical ventilation in lieu of openings. (Refer to UBC Section 1203.1.2.3). 4. L.P.G. (Liquid Petroleum Gas) Appliances burning L.P.G. shall not be installed in a pit, basement or similar location where heavier-than-air gases may collect unless such location is provided with an approved means for removal of unburned gas. (Refer to UMC {Uniform Mechanical Code} Section 304.6). The policy in Garfield County to approve such a means is as follows: a. An untrapped drain with a minimum diameter of 4 inches located in the lowest area where heavier-than-air vapors may collect is to run with a continuous slope to an exterior area which is not within a depression or recessed below adjacent terrain. 9 b. The area of termination is to be determined by the building inspector as likely to remain free of standing water, ice and other debris that may prevent the flow and dissipation of unburned gas. c. The upper inlet and the termination of the drain is to be provided with protection from the entry of debris or animals which may cause blockage of the drain.
