Dear Mr. and Mrs. Kornasiewicz;
The Department of Community Development has reviewed the submitted information for the Lot
A-1 amended final plat to reconfigure the building envelope. The submittal documentation
appears to satisfy the submittal requirements of the 2013 land Use and Development Code, as
amended (LUDC) and allows the process to proceed. The next step is to set a decision date, then
to execute the notice requirements. A Director Decision date has been set for February 7, 2014,
at which time a decision will be issued on whether to approve, approve with conditions or deny
the application.
It is your responsibility as the Applicant to complete the required 15-day public notice. Please mail
the attached Notice Form, certified mail with return receipt requested, to the adjacent properties
within 200' of the subject lots. You must provide both proof of mailing and proof of receipt prior
to the Director Determination on the application. The notice is required to be sent at lea st 15 days
prior to the date of Director Determination (mailed January 22, 2014 at the latest).
An outline of the review process is provided:
1. The Director Decision is set for February 7, 2014;
2. You must send the Public notice by the end of the day on Wednesday January 22"d order to
meet the minimum 15 day time requirement for notice;
3. A request will be sent for County Surveyor to review and provide comments on the plat;
4. The planner will review the plat and provide comments on any required additions or
modifications;

5. On February 7, 2014 the Director will issue the decision and notify both the applicant and
the Board of County Commis sioners (BOCC) of the decision . The BOCC ha s the ability to
"call-up " the application for a public hearing. We are required to give the BOCC 10 days to
review and determine if the application should be called-up for hearing (deadline
February 17, 2013).
Once the 10 day call-up period ha s passed (February lih) and no call-up is requested , the mylar
can be obtained from your surveyor and signatures obtained . Once all the required signatures are
completed the Planner can schedule the plat for Board of County Commissioner signature. Be
awa re that the signed plat must be submitted at least one week prior to the Board of County
Commis sioner hearing date in order to be scheduled for signature.

TAKE NOTICE that Stanley E. and Laura J. Komasiewicz have applied to the Garfield County
Director of Community Development, to request a final plat amendment on property situated in
the County of Garfield, State of Colorado; -to-wit:
Legal Description: Aspen Glen, Filing 1, Lot A-1
Practical Description: 284 River's Bend, Carbondale, CO 81623
Description of Request: To amend the building envelope on the site.
All persons affected by the proposed amendment are invited to comment regarding the
application. You may state your views by letter, or you may call the Community
Development Department at (970) 945-8212 regarding the application. The Director will
give consideration to the comments of surrounding property owners, and others affected, in
deciding whether to grant or deny the request. The application may be reviewed at the office of
the Planning Department located at 108 8th Street, Suite 401, Garfield County Administration
Building, Glenwood Springs, Colorado between the hours of 8:30 a.m. and 5:00 p.m., Monday
through Friday.
The Director will issue a decision on this application on Friday February 7, 2013 therefore
any comments to be considered must be received prior to that date.
