KNOW ALL MEN BY THESE PRESENTS that PCA LLC
whose address is PO Box 7928, Aspen Colorado, 81612
being sole owner in fee simple of all that real property described as:
Clublodge Lots 1 and 2, Finol Plot, Aspen Glen Golf Clubhouse and
Clublodge, County of Garfield, State of Colorado.
Said parcel contains 0.666 acres more or less; have by these presents
laid out, plotted, and subdivided the some into lots as shown
hereon and designate the some as Lot Line Adjustment Plat Clublodge
Lots 1 and 2 Aspen Glen Goff Clubhouse and Clublodge, County of Garfield,
State of Colorado.
That said Owner does hereby make the following dedications of
portions of the said real property:
1. All streets and roods as depicted on the
accompanying plot are hereby dedicated and set apart to the
Homeowner's Association at Aspen Glen, Inc., a Colorado not-for-
profit corporation, for the use of the members and guests thereof,
subject to:
i. The right of appropriate public utility companies,
including the Roaring Fork Water & Sanitation District and those
with whom the District has contracts to provide water or
waste water service, to utilize said streets and roads as
utility easements;
ii. The right of all emergency vehicles to make use of
such streets and roads in all reasonable circumstances;
2. Those portions of the accompanying plat which are labeled
as utility easements and/or water or sewer facilities easements,
ore hereby dedicated and set apart to the oppropriate public
utilities including, without limitation, the Roaring Fork Water &
Sanitation District and those with whom the said District has
contracts, as perpetual easements for the installation and
maintenance of utilities, irrigation and drainage facilities,
including, but not limited to, water and sewer lines, electric
lines, gas lines, and telephone /fines together with the right to
trim interfering trees and brush; with perpetual right of ingress
and egress for installation and maintenance of such lines. Such
easements and rights shall be ONZzed in a reasonable and prudent
manner.
J. In addition to their utility purposes, the pedestrian access
easements depicted on the within Final Plot are hereby dedicated and
set apart to the Homeowners Association at Aspen Glen, Inc., a
Colorado not for profit corporation, for the non-exclusive use of the
members thereof, their guests and invitees, for pedestrian and other
non -vehicular access purposes.
That all expense for street paving or improvements shall be
furnished by the Seller or Purchaser, not by the County of
Garfield.
