1. BACKGROUND AND DESCRIPTION OF THE PROPOSAL
This is an amended plat application to change the lot line between Lot 1 and Lot 2 of
"Clublodge'within the Aspen Glen PUD. According to the Applicant:

As currcntly configured" Lot I is approximately 0,301 ac. +/- (13,1 I I s.f. +/-) and l-ot 2 is
approximarcly 0.365 x. +l- ( I 5,899 s-f. +l-; with an I 8' wide ascess easement for tho benefit of
Lot L The lot line adjustment would halance the lot area between thc two lots so that each lot
would contain 0.333 ac. +/- each with an access easement of 9' wide on each lot, resuhingh m
access eesern€nt that is a total of lE' wide for thc benefit of both lots. The,new lot line and
eas€ment is shown on the l.ot l-ine Adjustment Plat Map prcparcd by Sc*nnmer Gordon Meyer
Inc. and is attached hereto.
This lot line {iustnrent will allow the Applicant to develop a residential drplex struchre
of qual floor arca on each lot. 'l-he new lot configuration will not incrcase the dcvelopment
rtensity or floor area that is already approved under previous approvals or the underlying zoning.
This Plat Amendment has bcen reviewed by the Aspen Glen Home Owners Association
and the property conrcnl with the proposed lot line adjusnnent were staked for visual rcview by
the Home Owrrers. A letter of approval from the HOA is auached hereto.

Proposed Amendment to Lots 1 and 2 of "Clublodge" within fhe Aspen Glen PUD
2. STAFF RECO]f,ilENDATION
The Applicant has provided all reguired documentation and has satisfied the applicable
standards for this plat amendment. Therefore, Staff recommends the Board of County
Commissioners APPROVE this amended plat request with the following conditions:
1 . That all representations of the Applicant, either within the application or stated at the

meeting before the Board, shall be considered conditions of approval.
All plat notes from the original Final Plat of Aspen Glen PUD shall be shown or
referenced on this ambnded plat.
Within 90 days of approval, theAmended Final Plat shall be reviewed (papercopy),
then signed and dated (mylarcopy) bythe County Surveyor, then signed and dated
by the Chairman of the Board and recorded in the Clerk and Recorde/s Office of
Garfield County. The Amended Final Plat shall meetthe minimum CRS standards
for land survey plats, as required by Colorado strate law, and approved by the
County Surveyor and shall include, at a minimum, the information outlined in $5:22
of the Garfteld County Subdivision Regulations.
