1. BACKGROUND AND DESCRIPTION OF THE PROPOSAL
The Board of County Commissioners (the Board) approved a request to amend the
Clublodge, Aspen Glen Fina! Plat amending the lot line between Lots 1 and 2 on June
1gth,2oo7.
A mylar submitted for signature within ninety (90) days of approval as required in $6:20
(Garfield County Subdivision Regulations of 1984) was never provided to the Planning
Department. This requirement was also included as a condition of approval (No. 3)
identified in the Staff Report and follow up letter provided to the Applicant. The
Applicant submitted a new application on July 23'o,2008. The Applicant's new
application is identical to what was approved by the Board in June, 2007.

2. STAFF RECOMMENDATION
Staff recommends the Board of County Commissioners APPROVE the amended plat
request with the following conditions:
That all representations of the Applicant, eitherwithin the application or stated atthe
meeting before the Board, shall be considered conditions of approval;
All plat notes from the origina! Final Plat of Aspen Glen PUD shall be shown or
referenced on this amended plat;
The plat shall be titled "Amended Final Plat of Aspen Glen Clublodge, Lots 1 and2";
Within 90 days of approva!, the Amended Final Plat shall be reviewed (paper copy),
then signed and dated (mylar copy) by the County Surveyor, then signed and dated
by the Chairman of the Board and recorded in the Clerk and Recorde/s Office of
Garfield County. The Amended Final Plat shall meet the minimum CRS standards
for land survey ptats, as required by Colorado state law, and approved by the
County Surveyor and shall include, at a minimum, the information outlined in $5:22
of the Garfield County Subdivision Regulations.

This is an amended plat application to change the lot line between Lot 1 and Lot 2 of
"Clublodge'within the Aspen Glen PUD. According to the Applicant:

This lot line adjustment will altow thc Applicant to develop a residential duplex structur€
of egual floor area on each lot. 'l'he ncw Iot configuration will not incrcase the developrnent
tlensity or floor area that is already approvcrl under previous approvats or the under lying zoning.
This Plat Amendmcnt has bsen rcviewcd by the Aspen Glen llome Owtrers Association
and the property comers with the profroscd lot linc adjustment were staked l-or visual review by
the l{ome Owners. A letter of approval frorn the HOA is attached hereto.

The Applicant has provided all required documentation and has satisfied the applicable
standards for this plat amendment. Therefore, Staff recommends the Board of County
Commissioners APPROVE this amended plat requestwith the following conditions:

Dear Mr. Mathis,
As you are aware, on Monday, June 18, 2007, the Board of County Commissioners
approved a request to amend the lot line between Lots 1 and 2 of the 'Clublodge' PUD
within the Aspen Glen Subdivision with the following conditions:
