1. BACKGROUND AND DESCRIPTION OF THE PROPOSAL
This is an amended plat application to combine Lot 1S1 (0.579 acres) and 1S2 (0.672
acres) to create one lot totaling 1.251 acres. Along with the elimination of the property line
between lots 1S1 and 1S2, the Applicant proposes to eliminate the existing building
envelope on Lot 1 S2. In the application, the Applicant explained that:
My primary residence is on Lot IS2, Aspen Glen Filing No. 2. Earlier this
year, I purchased the adjacent property, Lot ISI „Aspen Glen Filing No. 2 to
ensure my privacy and maintain my views.
At this time. I would like to combine the two lots into one lot. To do this, I
propose eliminating the property boundary between IS 1 and IS2 as well as
eliminating the building envelope on ISI .
The proposed Amended Plat application has been approved by the Aspen Glen Home
Owners Association Design Review Committee. In addition, the proposed amended plat
will not create any new development potential.

2. STAFF RECOMMENDATION
The Applicant has provided all required documentation and has satisfied the applicable
standards for this plat amendment. Therefore, Staff recommends the Board of County
Commissioners APPROVE this amended plat request with the following conditions:
1. That all representations of the Applicant, either within the application or stated at the
meeting before the Board, shall be considered conditions of approval.
2. All plat notes from the original Final Plat of Aspen Glen PUD shall be shown or
referenced on this amended plat.
3. Within 90 days of approval, the Amended Final Plat shall be reviewed (paper copy),
then signed and dated (mylar copy) by the County Surveyor, then signed and dated
by the Chairman of the Board and recorded in the Clerk and Recorder's Office of
Garfield County. The Amended Final Plat shall meet the minimum CRS standards
for land survey plats, as required by Colorado state law, and approved by the
County Surveyor and shall include, at a minimum, the information outlined in §5:22
of the Garfield County Subdivision Regulations.
