HomeMy WebLinkAbout7.00 Johnson Application supplement 06.05.2017Supplement to Application Reduction in Scale — Since our application submittal for Cedar Ridge Ranch Community Meeting Facility & Special events we have done further research of other ranch operations with a sincere interest in scale and have come to a strong desire to change the original scale of the proposed application which will further reduce the limited impacts of the proposed use. The Johnsons visited and toured the Roberts facility located in Garfield county in Rifle located on Harvey Gap. We went for their grand opening to see their new community meeting facility they made and area of land they are using for events and weddings. As they were the first in Garfield County to apply for the community meeting facility on agricultural lands we referenced their application as it would apply to ours. They have an occupancy of 200 people and after seeing that evening they have more space to dedicate to vehicles than we do and the sheer amount of people is something we have come to recognize is not what meets our goals. The values we up hold are intimacy, farm experience, and more focused on events such as retreats, family reunions, workshops, small dinners and intimate weddings. Owners of Avalanche Ranch came out to the property in mid-May and were very pleased with all that we are doing and the diversification that we are doing in order to keep the ranching and farming alive. They have operated their cabins and property for over 50 years and weddings for 10 and they were very pleased to see another complimentary farm ranch venue in the area. They shared with us that they limit their guests for weddings to 75 as they learned that a higher occupancy was not fulfilling for the guests or efficient for them. In conclusion we would like to inform that we would like to amend our application in reference to scale and have a maximum occupancy of 75 guests per event.
