I have looked over the amended plans attached to your recent email, and I believe you have addressed everything with one exception. The "opinion letter" submitted by your Structural Engineer about soils at the site does not satisfy the Plat Note requirement for Springridge Reserve which states that a "site specific geotechnical study is required for all lots before a building permit will be issued". Although we appreciate your engineer's professional opinion on this matter, it is not a substitute for a comprehensive geotechnical report which typically includes between 12-20 pages of information — including profile logs and definitive laboratory test results, soil bearing capacities, any potential for soil expansiveness, as well as specific construction practices & other recommendations. Because of this very specific Plat Note included on Springridge Reserve's plat, we don't have the ability to issue the building permit without having the geotechnical report submitted to our office. Please call me with any questions, and we will await your submission of the geotechnical report prior to finalizing our plan review of this project. Dave Argo Plans Examiner C . However, I cannot complete my review of this project until I receive the following required information that was not included in the building permit application: 1. Soils Report — All lots in Springridge Reserve require a site-specific soils report before a building permit will be issued (per subdivision plat note #7) — please submit a digital copy of the soils report to our office. 2. Foundation Design — Engineered foundation design is required for all homes in Springridge Reserve (per plat note #7), and these plans need to reflect actual site-specific conditions such as grading/topography & soils bearing capacity (as contained in the soils report described in Item #1 above). 3. Structural Design of Garage Add -On — Plans for the factory -built structure included in this set of drawings do not illustrate the add-on roof structures at the garage, covered front porch and gable entry dormer above primary entrance to the home. Please provide structural engineering and tie-ins at these add-on elements for our review. 4. Exterior Decks, Porches and Patios — Provide drawing clearly illustrating all decks, porches, walkways and patios to be built at exterior areas adjacent to the residence. Please contact me with any questions, and we look forward to receiving this outstanding information so that we can finalize our review of this application for issuance of a building permit.
