2. A WAIVER OF STANDARDS IS NECESSARY TO ALLOW THE STORAGE
WITHIN 100' OF THE ADJOINING PROPERTY LINES. THE APPLICANT IS
PROPOSING SETBACKS OF 25' AROUND THE NORTH AND EAST SIDES OF
THE STORAGE AREA WHICH ARE THE ADJOINING PROPERTIES NOT
CURRENTLY OWNED BY THE RUST/MARTINEZ FAMILY.
3. ANY FUTURE STORAGE THAT DOES NOT FOLLOW THE DRIVEWAY WILL
REQUIRE ADDITIONAL ACCESS DRIVEWAYS TO PROVIDE CIRCULATION OF
VEHICULAR TRAFFIC. THE SCREENING, LOCATION, AND DRAINAGE IMPACTS
WOULD NEED TO BE REVIEWED BY THE COUNTY BEFORE THE APPLICANT
CAN EXPAND USE TO THE WEST END OF THE PROPOSED CONTRACTOR'S
YARD.
4, THE CONTRACTOR'S YARD DRIVEWAY ACCESS WIDTH ON THE
PROPERTY WILL BE AT LEAST 14' SO THAT ACCESS ON PICEANCE ENERGY
PROPERTY IS NOT NECESSARY. THE SLOPES OF THE DRIVEWAY APPEAR
TO RANGE FROM 1-8%.
5. SMALL CONTRACTOR'S YARD AREA AS DRAWN IS 1.26 ACRES IN SIZE.
6. VEHICLE TURNAROUND AVAILABLE AT INTERSECTION OF DRIVEWAYS AND
AT LOCATIONS AVAILABLE BETWEEN STORAGE.
7. TEMPORARY VEHICLE PARKING AVAILABLE IN AREAS MARKED WITHIN
THE 1.26 ACRES OF THE SMALL CONTRACTOR'S YARD NOT WITHIN
