PARCEL 1 RIFLE VILLAGE SOUTH
MINERAL RIGHTS
The mineral rights, title, and interest in to all oil, gas, and other minerals, if any, on an under, and
that may be produced from, any lands located on the area of the proposed small contractor’s yard
as detailed in the November 4, 2015 Title Commitment prepared by Commonwealth Title
Company of Garfield County, Inc.
Schedule B of the policy has a number of documents describing the history of the mineral rights.
Reception Number 739966 conveyed the mineral rights for the property to Laramie Energy II,
LLC in 2007. This appears to account for 50% of the mineral rights on the land in question.
Reception Number 802206 described a “clouded” 50% portion of the mineral rights on the
property and a prepared a document providing the terms to split the interests in the mineral rights
between Laramie Energy II, LLC (25%) and the land owner’s Taani L. Martinez, Steven Strouse
and Gloria Strouse (25%). This applies to the areas in area where Lot 28-31 in Block 8 of the
Rifle Village South Subdivision.
The rest of land within Parcel 1 of the Amended Rifle Village South Subdivision property upon
which the contractor’s yard is contained was detailed on a Stipulation of Interest document
Reception Number 789941 found by HCE t the Garfield County Clerk and Recorder’s office.
This document provided the terms to split the interests in the mineral rights between Jody
Hoffmeister (25%) and the land owner’s Taani L. Martinez, Steven Strouse and Gloria Strouse
(25%).
