r 33 Four Wheel Drive Rd Carbondale, CO 81623 970-309-5259 March 21, 2017 Crystal River Ranch Co. LLP c/o Sherry Williams Woodstone, Inc. sherrvwoodstoneinc.net cr Subsurface Investigation and Onsite Wastewater Treatment System Design 3 -Bedroom Residence + Fixtures in Equipment Barn 3808 CR 125 Garfield County, Colorado Sherry, Project No. C1277 ALL SERVICE septic, LLC performed a subsurface investigation and completed an onsite wastewater treatment system (OWTS) design for the subject property. The property is located outside of Glenwood Springs, in an area where OWTSs and wells are necessary. Legal Description: Section: 23 Township: 7 Range: 89 SEC.23 LOTS 1(36.55), 4(16.75), 5(36.67), 10(33.19), N1/2NW, SENW, E1/2. SEC.24 W1/2SW, S ESW. SEC.25 NENW, W1/2W1/2. SEC.26 NE, N1/2SE, LOTS 5(33.92), 9(36.23), 11(6.08), 14(38.84), 15(34.9), 16(6.26), 17(3.9), 18(36.10). SEC.35 LOTS 1(32.09),2(3.94),3(51.9), 4(57.94). SEC.36 NWNW. EXCEPT TR OF LAND IN SEC.23 26 CONT 9.6A Parcel ID: 2395-231-00-032 SITE CONDITIONS The portion of the property that is the subject of this development is currently developed with an agricultural out -building (equipment barn) and a single-family residence. The residence will be demolished and replaced with a new, 3 -bedroom residence. A bathroom will be constructed in the equipment barn. The existing residence is served by an existing OWTS. This OWTS will be properly abandoned. The buildings on this portion of the property are served domestic water by a spring and well that fill a 20,000 gallon water cistern that is located uphill and east of the structures. This water system also serves other structures on the ranch. None of the proposed OWTS components are within 100 -feet of the cistern and the water line serving the structures will be at least 25 -feet from any proposed OWTS component. The proposed STA location slopes slightly toward CR 125. The proposed STA is vegetated with native grasses. No survey or site plan was provided; therefore, a Google Earth image was used to create a scaled site plan. We have allotted a minimum 30 -foot easement from the centerline of CR 125 for placement of the STA. Page 2 SUBSURFACE The subsurface was investigated on March 15, 2017 by digging three soil profile test pit excavations (Test Pits). A visual and tactile soil analysis was completed by Carla Ostberg at the time of excavation.'' The materials encountered in Test Pit #1 consisted of dark brown loamy topsoil to 3 -feet, underlain by medium to dark brown silty clay loam to 7 -feet, underlain by reddish brown, silt loam to a maximum depth explored 8 -feet. No bedrock or groundwater was encountered. The materials encountered in Test Pit #2 consisted of dark brown loamy topsoil to 3 -feet, underlain by reddish brown, moist, silt loam to a maximum depth explored 7 -feet. No bedrock or groundwater was encountered. The materials encountered in Test Pit #3 consisted of dark brown loamy topsoil to 3 -feet, underlain by reddish brown, moist, silt loam to a maximum depth explored 7 -feet. No bedrock or groundwater was encountered. A tactile analysis of the soils was taken of the topsoil from Test Pit #1. The soil formed a ball and a ribbon less thanl-inch before breaking. Soil structure shape was granular to blocky, soil structure grade was moderate, and consistence was friable. Soil texture was both gritty and smooth. We classify this soil as Loam. A tactile analysis of the soils was taken from Test Pit #1 below 3 -feet. The soil formed a ball and a ribbon 1 to 2 -inches in length before breaking. Soil structure shape was blocky, soil structure grade was moderate to weak, and consistence was firm to extremely firm. Soil texture was more smooth than gritty. We classify this soil as Silty Clay Loam. A tactile analysis of the soils was taken of the Test Pit #2 and #3 below 3 -feet (reddish brown horizon). The soil formed a ball and a ribbon less thanl-inch before breaking. Soil structure shape was blocky, soil structure grade was weak to moderate, and consistence was friable. Soil texture was more smooth than. We classify this soil as Silt Loam. STA sizing is based on Soil Type 2, Silt Loam with weak structure grade. A long term acceptance rate (LTAR) of 0.5 gallons per square foot will be used to design the OWTS, in accordance with Table 10-1, Soil Type 2 presented in the Garfield County On -Site Wastewater Treatment System Regulations, adopted April 14, 2014. Test Pit #1 Topsoil ilty Clay Loam Horizon ' Carla Ostberg holds a Certificate of Attendance and Examination from the CPOW Visual and Tactile Evaluation of Soils Training. Page 3 Sidewall w Silty clay loam Page 4 DESIGN SPECIFICATIONS The existing septic tank must be pumped and removed or collapsed with any remaining void filled with gravel, sand, or compacted soil. The existing STA may be abandoned in place. Design Calculations: Average Design Flow = 75 GPD x 2 people/bedroom x 3 Bedrooms = 450 GPD + 100 GPD (toilet and sink in equipment barn for use by 3 employees per day) = 550 GPD LTAR = 0.5 GPD/SF 550 GPD / 0.5 GPD/SF x 1.0 (gravity trenches) x 0.7 (chambers) = 770 SF The new OWTS design is based on 3 -bedrooms plus an additional 100 GPD for a toilet (24.8 GPD) and sink (8.4 GPD) for use by 3 employees. An average daily wastewater flow of 550 GPD will be used. The installation will include a 1000 -gallon, two-compartment concrete septic tank with an H-20 (traffic rated) lid to serve the Equipment Barn. An effluent filter must be installed on the outlet tee. The sewer line running under any portion of the driveway must be a minimum of Schedule 40 and placed in a trench bedded with screened rock or road base. The pipe may be covered with Blue Board insulation for additional protection against freezing. Additional clean outs must be installed every 100 -feet of sewer line. Page 5 A 1000 -gallon, two-compartment concrete septic tank with an effluent filter must be installed to serve the 3 -bedroom residence. The sewer lines from the equipment barn and the residence will wye together. We recommend installation of a clean out on each of these sewer line just before the wye. Effluent will gravity flow to a distribution box, which must be accessible from grade. Flow equalizers, or similar product, must be installed on each outlet line exiting the distribution box to assure equal distribution to each trench. Four gravelless chamber trenches will be installed, each with 16 `Quick 4' Infiltrator® chambers for a total of 64 chambers and 768 square feet of infiltrative area. The STA must be staked out prior to installation to assure the 30 -foot setback from the center line of the road can be maintained. There must be at least 6 -feet of undisturbed soil between each trench. Inspection ports must be installed at both the beginning and end of each trench. Ports may be cut to grade and covered with a valve box for access. The component manufacturers are typical of applications used by contractors and engineers in this area. Alternatives may be considered or recommended by contacting our office. Construction must be according to Garfield County On -Site Wastewater Treatment System Regulations, the OWTS Permit provided by Garfield County Building Department, and this design. REVEGETATION REQUIREMENTS An adequate layer of good quality topsoil capable of supporting revegetation shall be placed over the entire disturbed area of the OWTS installation. A mixture of native grass seed that has good soil stabilizing characteristics (but without taproots), provides a maximum transpiration rate, and competes well with successional species. No trees or shrubs, or any vegetation requiring regular irritation shall be placed over the STA. Until vegetation is reestablished, erosion and sediment control measures shall be implemented and maintained on site. The owner of the OWTS shall be responsible for maintaining proper vegetation cover. OPERATION INFORMATION AND MAINTENANCE The property owner shall be responsible for the operation and maintenance of each OWTS servicing the property. The property owner is responsible for maintaining service contracts for manufactured units, alternating STAs, and any other components needing maintenance. Geo -fabrics or plastics should not be used over the absorption area. No heavy equipment, machinery, or materials should be placed on backfilled STAs. Livestock should not graze on the STA. Plumbing fixtures should be checked to ensure that no additional water is being discharged to OWTS. For example, a running toilet or leaky faucet can discharge hundreds of gallons of water a day and harm a STA. If an effluent filter or screen has been installed in the OWTS, we recommend this filter or screen be cleaned annually, or as needed. If the OWTS consists of a pressurized pump system, we recommend the laterals be flushed annually, or as needed. The homeowner should pump the septic tank every two years, or as needed gauged by measurement of solids in the tank. Garbage disposal use should be minimized, and non -biodegradable materials should not be placed into the OWTS. Grease should not be placed in household drains. Loading from a water softener should not be discharged into the OWTS. No hazardous wastes should be directed into the OWTS. Mechanical room drains should not discharge into the OWTS. The OWTS is engineered for domestic waste only. Page 6 ADDITIONAL CONSTRUCTION NOTES If design includes a pump, weep holes must be installed to allow pump lines to drain to minimize risk of freezing. The pump shall have an audible and visual alarm notification in the event of excessively high water conditions and shall be connected to a control breaker separate from the high water alarm breaker and from any other control system circuits. The pump system shall have a switch so the pump can be manually operated. Excavation equipment must not drive in excavation of the STA due to the potential to compact soil. Extensions should be placed on all septic tank components to allow access to them from existing grade. Backfill over the STA must be uniform and granular with no material greater than minus 3 -inch. INSTALLATION OBSERVATIONS ALL SERVICE septic, LLC must view the OWTS during construction. The OWTS observation should be performed before backfill, after placement of OWTS components. Septic tanks, distribution devices, pumps, dosing siphons, and other plumbing, as applicable, must also be observed. ALL SERVICE septic, LLC should be notified 48 hours in advance to observe the installation. LIMITS: The design is based on information submitted. If soil conditions encountered are different from conditions described in report, ALL SERVICE septic, LLC should be notified. All OWTS construction must be according to the county regulations. Requirements not specified in this report must follow applicable county regulations. The contractor should have documented and demonstrated knowledge of the requirements and regulations of the county in which they are working. Licensing of Systems Contractors may be required by county regulation. Please call with questions.
