But before we can release for building permit, there are a few outstanding items that must first be addressed, including the following: �j I �,.! I 6 ' 1�'bkik A En nieeeered Site Grading & Drainage Plan — Per the plat notes included on Callicotte Ranch's Final Plat, a site specific grading and drainage plan must be submitted along with the building permit application. Please make arrangements for a Colorado licensed Professional Engineer to prepare this drawing including their wet seal/stamp for our review. I. Soils Report— We have not been provided a copy of the soils report as referenced on the Structural drawings and require that a digital version of this report be submitted to our office prior to issuance of the building permit. C. Septic System Design — An Engineered septic system design by a Colorado licensed Professional Engineer is also required prior to issuance of the building permit. Please provide a copy to our office for review. D. Structural Engineering — We need to receive confirmation about a couple of items related to the structural engineering drawings included in your application: 1. Reference building code is not listed in your Engineer's general notes, and we need to receive confirmation that the design as submitted complies with the 2015 International Residential Code (IRC). 2. In addition, please confirm that structural wind loads meet the requirements as staed in the 2015 IRC for a maximum wind speed of 115 mph, Ultimate Speed. In the interest of expediting response to these outstanding items, I have also copied the following parties included as your project team on your building permit application: Contractor, Architect, and Structural Engineer. Please follow-up with these individuals to insure that these items are addressed and submitted to our office so that we can review and issue a building permit for your project at our earliest opportunity. The design is based on the 2015 IRC. Design wind speed is 115 mph ultimate which is the same as 89 mph allowable according to Section 1609.3.1; Vasd = Vult(sqrt 0.6) = 115 * .7746 = 89 mph asd. I have encountered this in Mesa County as well.
