Just to follow-up on our most recent phone conversation yesterday afternoon, I have attached the lronbridge PUD
Amendment (dated Sept. L9, 2016) which revised the previous PUD Guide to the "zero lot line" setbacks in the Club
Villas zone district - including Lots 272 and 273.
Once again, my apologies if we caused too much excitement over this issue, and happy to have come to this conclusion.
I should be able to complete my plan review later today & either Brooke or Lindsay will contact RM Construction when
permit is ready to be picked up.

I am currently reviewing plans for lronbridge, Lot 273 (Permit #BLRE-08-17-48621and l've come across what appears to
be an issue related to setback requirements. The information we have in our records indicates that the Rear Yard
setback for this property is 15' which ¡s a greater distance than your plans indicate (shown as 6'-L" at the SW corner of
building and only 5' at SW covered patio post). Please refer to the attached PDF which shows required setbacks in
Ironbridge's "Club Homes" zone district including Lot273.
Can you please look into this issue and get back to me? Perhaps you are in possession of other documentation regarding
the required setbacks? lf so, please provide a copy to our office for review.
FYI: This L5 foot rear yard setback also applies to Lot 2T2located just south of this property which your office also
designed, and it appears as though we may have overlooked this requirement on that particular lot. Unfortunately, even
if that's indeed the case, it is not something we can simply overlook on Lot 273.
I will look forward to hearing back from you about this issue, and finalizing our plan review & issuance of the building
permit will be pending resolution of this item.
