Sefton 4712.Additional Corrections: GARFIELD COUNTY BUILDING INSPECTION DEPARTMENT 109 8TH STREET GLENWOOD SPRINGS, CO 81601 303) 945 -8212 Plan Review Correction List Naugle Residence 16605 Hwy 6 & 24 July 21, 1994 The following comments based on the 1988 edition of the Uniform building code shall be resolved prior to the issuance of the building permit. The purpose of this review is to provide for minimum protection of life, limb, health, property, environment and for the safety and welfare of the consumer and general public as regulated by the UBC. 1. Plans should indicate that foundations for decks, carports, and dwellings should extend below frost. Sec. 2907(a).. 2. Specify the grade and species of the floor joists and floor beams. Sec. 302. 3. Specify the size, grade, and species of lumber of the following (include details for carrying loads to foundations where not included or correct on original submittal as noted below): i. beam over the living /dining /family (include bearing locations) ii. carport beams and headers iii. exterior headers over 4 feet. 2516(c). 4. Wood foundation plates are required per section 2516. Specify the grade and species and an anchor bolt schedule per Sec. 2907. 5. Provide a footing, interior pad, and foundation wall reinforcement schedule. Sec. 302. 6.It appears the double 2 x 8 deck beam cannot carry the loads over the proposed span. Provide justifying chalks, engineering or a revised plan. Sec. 302. 7. Specify lateral bracing for exterior walls per Sec. 2517 and table 25 -V. 8. The building section specifies 2 x 6 rafters over the bedroom and kitchen areas. It also shows purloins bearing on a beam. Based on the elevations provided this situation does not appear to exist. It appears the floor beams run in the opposite direction (see . foundation plan). Provide justifying chalks, engineering or a revised floor joist or beam plan for approval. Sec. 302. 9. Provide details of one hour separation on carport side of common wall to dwelling per Sec. 503. 10. Specify the location of the furnace and hot water heater. Specify the type of fuel. Sec. 302. 11. Specify the type of roof sheathing.
