CONPII!ONS OF THE CONTRACT
GENERAL CONDITIONS-All work shall be done in accordance with the
"General Conditions" as contained In A.I.A. document A201, "General
Conditions Of The Contract For Construction"-1987 Edition.
INSURANCE-The contractor shall provide, as a condition of contract ·
award, written evidence of workmen's compensation, project fire and
accident coverage, general liability, and auto liability insurance.
DIVISION 1-GENERAL REQUIREMENTS
A. Summary of work:
The construction of a new two story residence with a basement and
attached garage consisting of a total of approximately 4,675 Square
Feet of area.
B. Codes and Standards:
1. 1988 Uniform Building Code
2. Current Zoning and Subdivision requirements and ordinances
3. Requirements of the local, County, State, and applicable national
building, fire, and life safety codes.
C. Permits and Fees:
The contractor shall secure and include in his price all costs for
construction permits and fees. All tap, construction, and inspection
fees shall be included.
D. Schedule of Values:
The contractor shall prepare a Schedule of Values to show a
breakdown of contract sums corresponding with payment requests and
progress schedule line items.
E Schedule:
The contractor shall prepare a detailed schedule of all work involved
in the completion of the project. This schedule shall be submitted
prior to construction and updated on a regular basis.
F. Pre-construction Meeting:
Following an award of contract, the contractor shall attend a
preconstruction meeting with the owner. The contractor shall have
prepared a Schedule of Values and a Construction Schedule at this
time. In addition, the contractor and any subcontractors shall
have reviewed the construction documents thoroughly and adequately
enough to discover any deficiencies in the documents and to fully
coordinate the completion of the work.
DIVISION 2-SITE WORK
A. Clearing:
Existing landscape shall be preserved where possible. Removal of
trees and shrubs shall be the responsibility of the owner.
B. Earthwork:
1. Excavate as required to depths as shown on the drawings. Over-
excavation and backfill shall be compacted in 8" well-compacted
layers with clean inorganic material per the structural engineer
and the soils engineer.
2. Excavation and backfill shall be performed, inspected, and
approved by the soils engineer.
3. A complete perimeter drain system shall be installed per the
recommendations of the soils engineer.
C. Finish grading:
The site shall be returned to a uniform, natural surface prior to
completion. Slope grade away from building.
D. Owner will designate allowed area for construction materials,
equipment, and vehicles.
E. Landscaping and Irrigation:
This work shall be provided under a separate contract.
F. Site Utilities:.
Electrical· Underground electrical service shall be provided to the
site.
Sewer-The contractor shall install a complete septic system and
connect all waste lines to the septic system per local building and
health standards
Water-Water service shall be provided from local water system per
local building, subdivision, and health requirements. Provide a stub
-out for a future sprinkler system.

PIYISION 3-CONCRETE
All concrete shall be air entrained. Minimum cement contact shall be·
. _ 5 1/2 sacks per cubic yard and shall develop 3000 P.S.I. in 28 days. .
Provide expansion joint material @ perimeter of slab-on-grade. -
Reinforcing steel shall be 40,000 P.S.I. #4 and smaller and 60,000 P.8.1.
#5 and larger.
All concrete placement and curing shall meet A.C.I. "cold weather"
requirements.
DIVISION 4-MASONRY
A. Masonry
1. Stone shall be as selected by the owner. A sample panel
shall be built on-site for approval prior to construction.
2. All Concrete Masonry Units (C.M.U.) shall be per the structural
engineer, and the Uniform Building Code.
B. The contractor shall provide cold weather protection for all masonry
per Colorado Masonry Institute "Recommended Practices and Guide
Specifications". In addition, the contractor shall cover all new
masonry work for 48 hours.
PIVISION 5-METALS
A. All steel is to be ASTM A36 or as specified by the Structural Engineer.
B. All welds shall be 3/16" fillet continuous. All plates shall be ground
smooth or as specified by the Structural Engineer.
C. All welding shall be performed by a person trained and experienced as
a welder.
DIVISION 6-CARPENTRY
Npte: Refer to, and comply with the structural drawings for design and
specifications.
A. References-ALIC Timber Construction Manual and Standards WWPA
Western Woods Use Book and the Uniform Building Code.
B. Heavy Timber and Stair Stringers and Treads-Heavy timber shall be
straight, uniform, and clear #2 or better Douglas fir.
C. Plywood - 3/4" A.P.A., stamped, exterior-type, Group 2, Grade A-C,
plugged and sanded or better. Provide blocking at unsupported ends of
plywood roof sheathing and flooring. Provide T&G glued, nailed and
braced as necessary to create a stable floor.
D. Bracing-Provide 1x3 diagonal bracing cut-in or four feet of 1/2 " COX
plywood each way at all corners and each 16 lineal feet of wall min.
E Studs-Construction grade fb· 1050 P.S.I.
F. Cedar Trim -Best premium finish grade.
G Interior Finish Trim-Provide paint grade pine or fir milled trim as
selected by the owner.
H Provide backing for all accessories, railings, cabinets, and
countertops.
I. Stair Parts-Provide hardwood parts as selected by the owner.
J. Provide painted wood shelf and metal rod in all closets.
K Exterior Siding-Provide premium grade red cedar horizontal lap
siding. Provide a sample in the field for review of material, lap, trim
details & stain. Provide foil "building-wrap" over sheathing.
L. Interior wood ceiling-As selected by owner. Provide sample.
M Interior oak floor-Standard 1x2 oak with polyurethane finish.
PIVIS!ON 7-THERMAL AND MOISTURE PROTECTION
A. Warrantee-The Contractor shall warrantee, in writing, all
roofing, expansion joints, flashing and sheet metal work against
leaking and defects for a period of two years from date of completion.
B. Insulation-Provide fiberglas batt insulation as called for on the
drawings. Provide venting of insulated spaces per code and
recommended practices in the area.
Roof-Min. R-30
Walls-Min. R-19
C. Flashing-All metal flashing, gutters and downspouts shall be a
minimum of 28-gauge "paint-lock" galvanized metal. Follow SMACNA
Standards for all flashing installations.
D. Joint Sealers-
Exterior-2-component polysulfide, or one-component silicone.
Interior-Single-component acrylic sealant.
E Roof Shingles-Shingles shall be premium grade, fire treated, blue
label 1 s·· cedar wood shingles with 5 1 /2" exposure. Provide 30#felt
underlayment and 30# interlayment.
F. Provide 5" gutters with gutters and downspouts per roof plan.
Confirm drainage and location of all downspouts in field prior to
construction. Provide leader drains a minimum of 4' from building.
G Below grade waterproofing: Provide two 1/2" parge coats and two
coats of bituminous waterproofing r approved bituthene membrane
system.
PIVISION B· DOORS AND WINPOWS
A. Windows-
All windows shall be exterior clad Marv-a-gard Casemaster with .. ·
insulated glass lights and screens. The sizes shall be as indicated on
the drawings. The contractor shall be responsible for verifying and
coordinating the required rough opening sizes during the construction
process.
B. Doors-
Unless indicated otherwise, all interior doors and exterior doors
shall be solid wood 1-3/4 "x6'-8" six panel doors suitable for stain or
paint. The width shall be as indicated on the drawings. Exceptions:
The exterior trench doors shall be single door divided lights with
insulated glass, and the main entry door, and master bedroom door
shall be 8' high as selected by the owner.
All back suriaces of wood door and window frames to be permanently
concealed shall receive one coat of a water-repellent preservative
equal to "Woodlife".
All doors and windows shall be primed, painted, caulked, trimmed,
and made water-tight.
C. Hardware-
All door hardware shall be of high-quality, major brand,
residential-grade. The contractor shall provide a sample for approval.
Provide butts, lock sets, silencers, and stops at all doors, and
threshold and weather-stripping at all exterior doors. Provide sample
for review.
D. Samples and Submlttals-The contractor shall submit samples or
literature for doors, windows, and hardware for approval.

DIVISION 9· FINISHES
A. Gypsum Board-Provide 5/8" gypsum board on all walls screwed to
studs at 16" o.c. Provide 1 /2" gypsum board on all ceilings. All .
drywall work shall be installed according to U.S. Gypsum Handbook
standards or as required by code.
B. Tile Work-Provide full height tile at tub surround. Provide 4x4
ceramic tile as selected by the owner where called for on the room
finish schedule.
C. Carpet-All carpet shall be provided for and installed by the owner.
D. Exterior Painting-
1. Stone-2 coats clear masonry sealer by "OKON".
2. Cedar Trim, Heavy Timber, and Laminated beams-2 coats clear
preservative and sealer. Back prime all trim with 2 coats sealer.
3. Doors and Windows-Prime plus 2 coats of house paint.
4. Siding-Provide 2 coats of stain. Backprime with
preservative/sealer/ stain.
E Interior Painting-
1. Gypsum Board- Primer and two coats interior latex eggshell
enamel.
2. Trim-Primer and 2 coats of satin finish enamel.
3. Wood ceiling-2 coats stain/sealer
4. Hardwood floors-2 coats clear polyurethane.
DIVISION 10-SPECIALTIES
A. Cabinets and Countertops-
1. All cabinets shall be high quality residential cabinets as selected
by the owner.
2. All countertops shall be plastic laminate of a color selected by
the owner.
B. Bathroom Accessories-By owner.
C. Appliances-By owner.
Cooktop (optional exaust), refrigerator, washer, dryer,
Ceiling hood, Dishwasher, Disposal, recessed oven.

Q!V!SION 15· MECHANICAL
A. Plumbing-
1. Permits, fees, inspections and taxes shall be included in this
work.
2. All work shall be per County and state requirements.
3. Fixtures shall be standard quality ceramic or steel residential
grade or as selected by the owner.
B. Heating-Heating shall be provided by a new forced air furnace. The
heating contractor shall be responsible· for reviewing the drawings,
investigating the existing conditions and for presenting for approval
the proposed routing of duct work required to provide adequate heat to
all living spaces In the basement, the main level, the second level.
Provide exhaust In all bathrooms and kitchen. Provide a wet drain and
also a dry drain for propane in the furnace room . Provide hook-up of
all appliances and fixtures.
Provide complete piping, control, duct system, flue, and exhaust
installation. The contractor shall be responsible for the design,
documentation, and approval of the system. A sketch drawing shall be
submitted for approval prior to construction.
C. Hot Water Heater-Provide a 50 gallon water heater complete with all
piping, venting, and exhaust flues and vents.

PIVISION 16-ELECTRICAL
A. Permits, fees, inspections and taxes shall be included in this work,
except for costs charged by the Utility company for electrical s.ervice.
8. The electrical contractor shall be responsible for the furnishing and
installation of all labor, materials, equipment and supplies necessary
for a completely finished and operational electrical system. An
exception shall be the light fixtures which will be supplied by the
owner.
C. The electrical contractor shall be assume full responsibility for the
complete electrical system design, installation, placing into operation
and guarantee of operation. He shall coordinate all of his work with
the owner and contractor and all other trades as applicable.
D. All equipment and materials shall comply with the latest standards
of: (N.E.M.A.), (U.L.), (A.S.A.), (A.S.T.M.), and the County standards.
E All Bathroom, exterior, and garage electrical outlets to be ground
fault per N.E.C.
