Section 3: Proposed Water, Utilities, Drainage and Driveway Letter State Well Permit Water Well Flow Test Water Test Soil Survey Orrin, Cindy & Brandon Moon 6544 CR 331 Silt, CO 81652 Brandon Moon ADU Proposed Water, Utilities, Dranage,and Driveway Water for the existing home comes from well permit # 256670-A, located north of property entrance road on east side of the property. The well reports are shown in this packet along with well tests performed. The existing well pumps water from the well up to the existing home into a 1000 gallon storage tank in the basement of the home. A separate pump at the base of the storage tank pumps the water from the tank to the existing house and exterior water hydrants (%"Pure Core water line) (4 hydrants), the exterior hydrants are located as follows: 1. Main house power pole, North/ West of existing home 2. 150' South of hay barn 3. Inside hay barn on north wall 4. On the North/East corner of the hay barn We are proposing to connect to the waterline that is located on the North/East corner of the hay barn and run a new water line north to the proposed mobile home, which water tap for the home is located on the rear of the home towards the South/West corner. The approximate distance for the new water line is 100'. The water pressure of the house pump will be more than sufficient to supply the proposed ADU due to the approximate elevation difference; proposed ADU is 30' lower in elevation than the water tank pump in the existing home. Electric power is supplied by Holy Cross; a power pole with electric service for existing hay barn is located within 138' of the proposed ADU. An appropriate sized electric service will be buried to the ADU South/West corner. A septic system will be installed to county specifications on the north side of the proposed ADU with appropriate sized septic tank and leach field. The nearest surface water to the proposed leach field is located east of the center of the leach field 88 yards, with an elevation drop of about 25'-30' to a waste water ditch (wash area) that runs through our property. An Infiltrator Chamber leach field system is desired to be used for leach field. Garfield County Building Department records show, for the existing house on the property, has a perk rate of 1" in 30 minutes time. Records show a 1250 gallon septic tank was installed along with an infiltrator system. I measured the leach field settled trenches and was able to estimate that 3-100' trenches is where the infiltrator system were installed. 1 A propane tank will be rented from White River Energy and will supply the home with propane. Propane tank location is yet to be determined but will be installed according to code. Driveway to the proposed house is a 2 -track dirt road at this time. The new driveway will be 14' in width from existing gravel in front of the hay barn down to the front of the proposed ADU. The driveway will proceed down 100'at the approximate grade of 6-7% to a low existing swale; a drainage pipe will be installed in the swale for drainage. The driveway will proceed then up at the approximate grade of 2-3% to the parking area of the house. Two 10'x 20' parking spaces will be road based along with appropriate emergency vehicle turnaround. See site and drainage plan. Mobile home will be installed on county approved concrete foundation with crawl space and access point for maintenance. Elevation will be determined based on adequate drainage. An existing drainage swale outside of the old arena will be cleaned and used for drainage from the proposed ADU. The finished grade from the foundation of the home will be established to allow drainage from the West and South side of the home. A drainage swale will be established to drain the North side of the home. The East side parking and turnaround will be graded to drain away from the home.
