We have completed the foundation design of the
Urban residence to be located on Lot 5 of the Mitchell
Creek Subdivision in Glenwood Springs. The foundation
design was based upon recommendations contained in a
soils investigation report prepared by Chen &
Associates (Job No. 4 118 89). No attempt was made to
review the structural design of other portions of the
building.
At your request, we "red lined" the drawings you
supplied to us that were prepared by "The Drawingboard"
(dated 9/30/88). You updated your drawings and
returned to us the original "red lined" drawing for our
records. We have not reviewed your set of the updated
drawings.

Subject: Observation of Excavation,
Proposed Residence, Lot 5,
Mitchell Creek Subdivision,
Garfield County, Colorado.
Job No. 4 118 89
As requested, we observed the excavation at the subject site on
October 17, 1988 to evaluate the soils exposed for foundation support. The
findings of our work and recommendations for the foundation design are pre-
sented in this report.
At the time of our site visit, the building excavation had been cut in
one level to a maximum depth of 6 feet below the adjacent ground surface. The
natural ground surface slopes down to the southeast and the excavation was
daylighted along the south side. The soils exposed in the excavation consist
mainly of sandy silt and silty sand with scattered gravel to cobble-size rock
fragments, In the northwest corner of the excavation, relatively dense sandy
gravel was encountered, When observed on October 18, a portion of the south
footing trench had been excavated and a backhoe test pit was dug just outside
of the southwest building corner. The footing trench was dug to a depth of
about 3 1/2 feet below the building excavation grade and the backhoe pit to a
depth of about 7 feet. The soils exposed in the backhoe excavations were
similar but the moisture content increased from relatively dry to moist with
depth. An existing irrigation ditch that was flowing is located about 10 to
15 feet south of the building site with a flow line about 5 feet below the
building pad excavation, Relatively undisturbed hand driven liner samples of
the sand and silt material from the cut grades were taken and subjected to
consolidation testing. The results, presented on Fig. 1 1 indicate the upper
relatively dry soil has a high collapse potential when wetted and the lower
moist soil has a low to moderate collapse potential.
Based on the soil conditions exposed in the excavations made at the site,
we believe the building can be founded with spread footings placed on the
moist sand and silt material with the risk of some settlement, It appears the
settlement could be on the order of 2 inches. The footings should be designed
to impose a maximum bearing pressure of 800 psf. Foundation walls should be
reinforced top and bottom to span an unsupported length of at least 14 feet.

resist a lateral earth pressure corresponding to an equivalent fluid unit
weight of at least ~5 pcf. In footing bearing areas, the dry loose silt
should be removed to expose the more moist soil and the exposed surface should
be moistened and compacted before the concrete placement. Perimeter wall
backfill should be compacted to at least 90% of standard Proctor density at a
moisture content near optimum and the backfill surface grade should be sloped
to prevent ponding within at least 10 feet of the building. Landscaping which
requires frequent irrigation such as sod should not be planted within 10 feet
of the building perimeter.
The recommendations submitted in this letter are based on our observation
of the soils exposed within the foundation and backhoe excavations. We have
assumed the conditions observed in the excavation represent those within the
depth of influence of the foundation. In order to reveal the nature and
extent of variations in the subsurface conditions below the excavations, addi-
tional exploration by drilling would be required. It is possible the data
obtained by subsurface exploration could change the recommendations contained
in this letter,
