RE: Interpretation of Section 7.06: Enlargement of a non -conforming
building of the Garfield County Zoning Resolution of 1978, as
amended.
Per our conversation with Mr. Diemoz, I spoke with Earl Rhodes, County
Attorney, about the interpretation of Section 7.06 of the Zoning
Resolution. Based on our conversation, Earl felt that provided there was
no further non-conformance created by the extension, the building could be
extended. In other words, the building can be extended along the existing
non -conforming setback line (3 ft. 4 in.) provided the structure meets all
other requirements of the zoning resolution for setbacks, heights, lot
coverage, etc.

directly to the East of the Liquor Store and Motel and approve of the 3 foot
4 inch sets -back that will be maintained along our common property line.

E. The interior pad footer supporting the main "Show Room"
beam should be 3' - 0" X 3' -- 0" square by 10" thick
with #4 bars at 9" spacing both directions in bottom of
the pad.
F. The exterior pad footers supporting the main "Show Room"
beam should be 2' - 0" X'2' - 0" square by 10" thick
with #4 bars at 9" spacing both directions in bottom
of pad.
G. Columns supporting the main "Show Room" beam should be
3" diameter "Standard Steel" pipe.
H. The joists for the 4' - 0" overhang should be minimum
2" X 10" 's at 16" centers. These joists should be
well anchored into the main roof framing.
I. The existing joists over the "Show Room" are considerably
undersized. It is my understanding that these joists are
to be reinforced and that the largest practical size for
adding to these joists is 8" in depth. According to my
calculations this addition would increase the live load
capacity to within 7% of the normally accepted snow load
design criteria. This improvement should be adequate
especially in view of the fact that the roof has stood
the snow loads for the past twenty years without failing.

Dear Floyd:
I have reviewed the final construction plans for the referenced
project, and have the following comments:
A. The 4' - 0" overhangs for the steel beam (W 8" X 24)
and the glued -laminated (5 1/8" X 9") are acceptable
as shown on the plans.
B. The components for the new roof over the "sales" and
"office" areas should be 10" TJI 351s.
C. The anchor bolts (5/8" diameter X 8") at 16" centers
in the ledger are adequate for carrying the roof loads.
D. The foundations for the column located at "angle point"
of the W 8" X 24 steel beam should be 2' - 9" square by
10" deep with 4 each #4 bars in both directions in the
bottom of the pad. The column located at south terminus
of the same steel beam (where it intersects the south
exterior wall) will be adequately supported on the
24" wide continuous wall footer.

Personnel of Lincoln-DeVore were requested to inspect the soils
encountered in the excavation at the above referenced location
on April 3,, 1984. The soils consisted of very hard, cemented
sand -silt with pockets of very hard travertine.
These deposits are associated with past hot springs deposition.
At the time of inspection, there was no hot springs activity within
the excavation.
If questions should arise, please do not hesitate to contact
this office at your convenience.
