On Tuesday, January 2nd, 1996, the Garliled County Board of County Commisssioners conditionally
approved your request For a Conditional Use Permit for a Home Occupation. The conditions of
approval and the conditions you must meet are as follows:
I . That all proposals of the applicant made in the application and at the public meeting with the
Board shall be considered conditions of approval, unless specified otherwise by the Board.
There shall be no signage indicating the commercial use of the property.
That no caravans of more than two trucks will be allowed in any 15 minute period.
That no more than four trailers, owned by the applicants, will be allowed on the property at
one time.
5. That the permit is only valid for the operation of trucks owned by the property owners and
their family living on the property.
6 That a building permit for the residence be issued by the County Building Department no later
than March 1, 1996, and a certificate of occupancy be issued no later than December 16,
1996. The applicants will be required to demonstrate, to the satisfaction of the Board, that
they are in compliance with these listed conditions. The Conditional Use Permit will be
considered temporary until, in the discretion of the Board, it is determined the applicant has
met these conditions of approval.
The approval of the Board was For a temporary Conditional Use Permit and will be subject to
revocation if the above listed conditions are not mel in the time allotted. You will be required to
demonstrate, no later than December 16, 1996, that these conditions have been met.

NEW CONSTRUCTION
MANUFACTURED HOMES
ADDITIONS
ALTERATIONS
and
MOVED BUILDINGS
In order to understand the scope of the work intended under a permit
application and expedite the issuance of a permit it is important that
complete information be provided. Adequate and complete information will
prevent delays in the plan review process. Reviewing a plan and the
discovery that required information has not been provided by the applicant
may result in the delay of the permit issuance and in proceeding with
building construction. The owner or contractor may be required to provide
this information before the plan review may proceed. This causes delays
because other plans that are in line for review may be given attention before
the new information may be reviewed after it has been provided to the
Building Department.
Please review this document to determine if you have enough
information to design your project and provide adequate information to
facilitate a plan review. If you do not, it may be helpful to obtain a book
titled "Dwelling construction under the Uniform Building Code. This
book is available to you through this department at our cost. Also,
please consider using a design professional for assistance in your
design and a construction professional for construction of your project.
To provide for a more understandable plan in order to determine
compliance with the building, plumbing and mechanical codes, applicants
are requested to review the following check list prior to and during design.

AGREEMENT REGARDING CERTIFICATE OF OCCUPANCY .
.WHEREAS, Don and/or Robin Vance(hereinafter "Owner")• has
applied for a Certificate of Occupancy fora structure located at
3360. County.Road 233 near Silt, Garfield County, Colorado under
permit No.5725 issued November 14,, 19.95 and,
.WHEREAS ,• the following items have been determined to be
apparent defects or deficiencies with the application which
encumber, the issuance .of a Certificate of"Occupancy until they,
have been resolved pursuant. to codes adopted by'Garfield County
-and approved by the Garfield County Chief, Building Official:
Deficiency #1,- Electric Wiring and final electrical inspection
has not been completed.
Deficiency #2 - No pump has been installed. in the well system,
thus no running water to the" restroom..
Deficiency'#3 - Heating system has not' been completed.•

and
WHEREAS, the Owner is willing. to make certain assurances
and agreements relating to these, identified code deficiencies and
on the basis of such assurances.the County is willing to issue a
Certificate of Occupancy.
NOW, .THEREFORE, it is agreed.as follows:
A. The Owner agrees to do the, following:
Deficiency No. 1. ACTION REQUIRED OF THE OWNER: All electrical
wiring will be .installed.with a. State of Colorado Electrical
Permit. Garfield County must receive verification of a final
electrical inspection by the State Electrical Inspector. This is
to be completed no later than Wednesday, May 1, 1996.

Deficiency No. 2. ACTION REQUIRED OF THE. OWNER: A pump will be
installed on the well and will provide water to the. bathroom.
This is to be completed no later. than. Wednesday, May 1, 1996.
Deficiency No. 3. ACTION REQUIRED'OF THE OWNER: The heating
system will be, installed according to'all relevant.Uniform
Building Code, Uniform Mechanical.Code, and Uniform Plumbing Code
requirements„A gas,line-pressure test of all gas piping
installed in.th.e struc:ture.is required by Garfield County before
any connection of gas. A mechanical inspection of the installed
and working heating'system will also be required. This is to be
complet d no' later .than Wednesday,'May 1, 1996.
FURTHER ACTION REQUIRED OF THE OWNER
The Owner will complete' all work described •herein axid
request, inspection of all work by the Garfield.County
Building Department. •All,work shall be completed in •,
compliance with the stated provisions of the codes
currently adopted by Garfield County in a manner that..
will'enable approval of all work.: All work,
inspections and. approval of work shall be completed
within.f.ifteen (15) days of .the. date of:signing of this
document.
B. In the event theOwner fails to perform as agreed on.any
of the, above, the'County may revoke any.permits which.may
.have.been granted_ to the Owner. The .County may require the
occupancy and use, of the structure cease immediately;
C. This agreement is binding upon the heirs, successors in
title, and assigns of the parties,.
